Job Purpose:
The Quantity Surveyor will be responsible for managing the commercial and contractual aspects of building construction projects, ensuring effective cost control, accurate valuations, procurement support, and commercial compliance throughout the project lifecycle. The ideal candidate will have solid experience in building construction projects in the UAE.
Key Responsibilities:
- Manage the commercial and cost management activities for assigned building projects.
- Prepare and review BOQs, quantity take-offs, estimates, and cost plans.
- Prepare interim payment applications, valuations, and payment certificates.
- Monitor project costs, budgets, commitments, variations, and final accounts.
- Review subcontractor and supplier quotations and prepare commercial comparisons.
- Manage subcontractor measurements, valuations, payments, and final accounts.
- Identify, evaluate, and manage variations, claims, and contractual changes.
- Review project drawings, specifications, contracts, and scope of works to identify commercial implications.
- Support procurement activities and ensure alignment with approved project budgets.
- Monitor project progress against budget and provide regular commercial reports.
- Assist in forecasting project costs, cash flow, and potential commercial risks.
- Maintain accurate commercial records and supporting documentation.
- Liaise with consultants, clients, contractors, subcontractors, suppliers, and project teams.
- Ensure compliance with contractual requirements, company procedures, and applicable UAE regulations.
- Support project close-out, including final measurements, accounts, and commercial reconciliation.
Requirements:
- Bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management, or a related discipline.
- 5–8 years of relevant Quantity Surveying experience, preferably within building construction.
- Proven experience working on UAE building construction projects.
- Strong knowledge of construction materials, methods, BOQs, measurements, and cost control.
- Experience in variations, claims, subcontractor management, valuations, and final accounts.
- Good understanding of construction contracts and commercial practices.
- Proficiency in MS Excel and relevant quantity surveying/commercial software.
- Strong analytical, negotiation, communication, and problem-solving skills.
- Ability to manage multiple commercial activities and meet project deadlines.
Preferred Experience:
- Experience with main contractors in building construction.
- Experience across residential, commercial, hospitality, retail, or mixed-use building projects.
- UAE/GCC experience with good knowledge of local construction practices and market rates.
