Job Purpose
Reporting into the Senior Director of Commercial & Cost Control or as advised by the management, the role will be responsible for managing all aspects of cost estimation, budget control, and contractual negotiations related to construction projects. The ideal candidate will have a strong background in quantity surveying, excellent analytical skills, and the ability to work collaboratively with cross-functional teams.
Responsibilities
Cost Estimation:
- Prepare accurate and detailed cost estimates for construction projects, considering materials, labor, and other relevant factors.
- Collaborate with project teams to ensure alignment with project specifications and client requirements.
Budget Control:
- Develop and manage project budgets, tracking expenditures and ensuring compliance with financial constraints.
- Conduct regular cost reviews and provide reports to project stakeholders.
Quantity Take-Offs:
- Perform quantity take-offs from architectural and engineering drawings to estimate material requirements.
- Work closely with design teams to ensure accurate project specifications.
Contractual Negotiations:
- Assist in the negotiation and drafting of contracts with clients, subcontractors, and suppliers.
- Ensure contract terms and conditions are favorable and align with project objectives.
Cost Analysis:
- Analyze project costs and provide insights to improve cost efficiency.
- Identify cost-saving opportunities without compromising project quality.
Risk Management:
- Conduct risk assessments related to cost and contractual obligations.
- Develop strategies to mitigate potential risks and ensure project success.
Variation Orders:
- Manage and evaluate variation orders, ensuring accurate documentation and cost adjustments.
- Communicate changes to relevant stakeholders and update project budgets accordingly.
Qualifications
- Bachelor's degree in civil engineering, quantity surveying or construction management
- 5+ years of experience in quantity surveying of High-rise residential towers and luxury villas in a large masterplan community
- Must have previous experience working with a reputable main contractor or developer in the UAE and familiar with local codes and standards
- Result oriented, ensures operational excellence in areas of responsibility and delivers best results
- Takes active ownership of problems and provide timely and result focused solutions
- Outcome-driven with strong communication skills
