Quantity Surveyor Landscape & Irrigation (Pre & Post Contract)

Commercial Manager / Operations Director

Job Summary

The Quantity Surveyor Landscape & Irrigation is responsible for managing all commercial and contractual aspects of landscape and irrigation projects from pre-contract tendering through post-contract delivery and final accounts.

The role requires strong technical and commercial experience in landscape & irrigation works, with mandatory proficiency in AutoCAD and Revit for quantity take-offs, coordination, and verification.

Experience in landscape & irrigation, AutoCAD, and Revit is mandatory.

Key ResponsibilitiesA. Pre-Contract ResponsibilitiesTendering & Estimation
  • Prepare detailed BOQs and cost estimates for landscape and irrigation works, including softscape, hardscape, irrigation networks, water features, and related infrastructure.
  • Perform accurate quantity take-offs directly from AutoCAD and Revit models as well as IFC drawings and specifications.
  • Review tender documents to identify scope gaps, inconsistencies, risks, and commercial exposure.
  • Participate in value engineering and cost-optimization exercises.
  • Coordinate with design, BIM, procurement, and technical teams during bid preparation.
  • Prepare commercial clarifications, assumptions, exclusions, and risk registers.
B. Post-Contract ResponsibilitiesCost Control & Budget Management
  • Establish and manage approved project budgets, cost plans, and cash-flow forecasts.
  • Monitor actual costs versus budgets and prepare monthly cost and variance reports.
  • Track procurement costs and subcontract commitments against approved budgets.
Measurement & Valuations
  • Measure executed works using AutoCAD drawings and Revit as-built models.
  • Prepare and submit interim payment applications in accordance with contract terms.
  • Review, verify, and certify subcontractor and supplier payment claims.
Variations & Claims
  • Identify, quantify, and price variations, change orders, and additional works.
  • Prepare fully substantiated variation submissions with drawings, take-offs, and cost build-ups.
  • Support negotiation and agreement of variations with clients and consultants.
  • Assist with claims, loss & expense submissions, and commercial EOT impact assessments.
Subcontract Management
  • Assist in preparation and evaluation of subcontract BOQs and agreements.
  • Measure and manage subcontractor works, variations, and final accounts.
  • Ensure subcontractor payments align with site progress and contractual terms.
Final Accounts & Close-Out
  • Prepare, negotiate, and close final accounts for both clients and subcontractors.
  • Ensure all commercial matters are fully resolved prior to project close-out.
  • Maintain complete and auditable commercial records.
C. Coordination & Reporting
  • Work closely with Project Managers, Site Engineers, Planning Engineers, BIM teams, and Procurement.
  • Attend commercial and project coordination meetings.
  • Provide commercial and technical input during audits and management reviews.
  • Support senior management with cost forecasting, risk analysis, and reporting.
Mandatory Experience & Skills
  • Minimum 58 years experience as a Quantity Surveyor.
  • Proven and direct experience in landscape & irrigation projects (mandatory).
  • Advanced working knowledge of AutoCAD and Revit (mandatory).
  • Strong understanding of:
  • Softscape & planting works
  • Irrigation systems (mainlines, laterals, valves, pumps, controllers)
  • Hardscape works (paving, kerbs, planters, external structures)
  • Experience with lump sum and re-measurement contracts.
  • High-level proficiency in Excel and quantity take-off methods.
  • Ability to interpret and coordinate between 2D drawings and 3D BIM models.
  • Strong analytical, negotiation, and communication skills.
Qualifications
  • Bachelor's Degree in Quantity Surveying, Civil Engineering, Construction Management, or related discipline.
  • RICS or equivalent professional certification is an advantage.
