We are seeking an experienced Quantity Surveyor with strong UAE experience in landscape works, swimming pools, and interior fit-out projects. The ideal candidate will be responsible for cost estimation, BOQ preparation, contract administration, and commercial management to ensure effective cost control and project profitability. The role requires close coordination with project, procurement, and site teams to ensure commercial compliance and accurate project execution.
Key Responsibilities
Cost Estimation & Budgeting
- Prepare detailed cost estimates for landscape, swimming pool, and interior fit-out projects.
- Review drawings, specifications, and project scope to develop accurate BOQs.
- Conduct quantity take-offs for softscape, hardscape, irrigation systems, pool works, MEP components, carpentry, and finishing materials.
- Develop project cost plans, budgets, and forecasts based on UAE market rates.
Tendering & Procurement
- Prepare tender documents, pricing sheets, and commercial proposals.
- Evaluate subcontractor and supplier quotations for compliance and accuracy.
- Prepare comparison statements and recommend suitable subcontractors and suppliers.
- Support procurement in identifying value engineering opportunities and cost-saving alternatives.
Contract Administration
- Prepare and manage subcontract agreements and commercial contracts.
- Handle variations, change orders, and claims with proper documentation and cost analysis.
- Monitor project costs and ensure compliance with approved budgets.
- Prepare interim valuations, payment certificates, and final account settlements.
Site Coordination & Measurement
- Conduct site visits to verify quantities, progress, and completed works.
- Coordinate with engineers and project teams to validate measurements and resolve discrepancies.
- Maintain accurate records of as-built quantities and material usage.
Reporting & Documentation
- Prepare monthly cost reports, cash flow forecasts, and cost-to-complete analysis.
- Maintain proper commercial documentation and project records.
- Provide commercial insights during project meetings and support decision-making.
Qualifications & Requirements
- Bachelor's degree in Quantity Surveying, Civil Engineering, or related field.
- 410 years of UAE experience in Quantity Surveying roles.
- Mandatory experience in landscape, swimming pool, and interior fit-out projects.
- Strong knowledge of BOQ preparation, cost estimation, and contract administration.
- Good understanding of UAE construction materials, specifications, and practices.
- Proficiency in MS Excel; knowledge of AutoCAD and QS software such as CostX or Candy is an advantage.
- Strong analytical, negotiation, and communication skills.
- Ability to work under pressure and manage multiple projects.
Preferred Skills
- Experience in luxury villa landscaping or high-end interior fit-out projects.
- Knowledge of FIDIC contracts and UAE construction regulations.
- Strong attention to detail and problem-solving abilities.
