The Senior Quantity Surveyor leads quantity surveying activities on construction projects, ensuring accurate cost estimation, contract management, and cost control. This role involves supervising a team, coordinating with clients and contractors, managing variations and final accounts, and providing strategic cost advice to ensure projects are delivered within budget and to quality standards.
Key Responsibilities:
- Lead and supervise the preparation and review of tender documents, BOQs, specifications, and drawings.
- Oversee the accuracy and consistency of quantity take-offs, ensuring alignment with tender drawings and specifications.
- Review and validate consultant BOQs, highlight major variances, and provide detailed quantification for unspecified BOQ items.
- Coordinate with inquiry engineers, estimators, and consultants to resolve queries and discrepancies.
- Manage revisions and updates of quantities based on tender addendums or clarifications.
- Support the estimator in preparing, formatting, and verifying BOQs for submission.
- Administer contract documents, ensuring compliance with client and company standards.
- Lead cost control and value engineering efforts throughout project phases.
- Prepare and present cost reports, payment certifications, and variation assessments.
- Negotiate final accounts and manage contractor payment processes.
- Mentor junior quantity surveyors, providing guidance and performance reviews.
- Maintain thorough records of project documentation, claims, and change orders.
- Liaise with clients, consultants, and contractors to ensure quality and cost objectives are met.
- Monitor project budgets, forecast costs, and report on financial performance.
Required Qualifications & Competencies:
- Bachelor's degree or Diploma in Civil Engineering, Architecture, Quantity Surveying, or related field.
- 10+ years of progressive experience in quantity surveying with building contracting companies, including at least 5 years in the GCC countries, preferably UAE.
- Strong leadership and mentoring capabilities with experience managing a team of quantity surveyors.
- Excellent analytical, negotiation, and critical thinking skills.
- Sound knowledge of construction methods, contract administration, and cost control.
- Proficient in quantity surveying software and tools (e.g., CostX, QSPlus).
- Strong organizational, planning, and strategic abilities.
- Excellent communication, interpersonal, and stakeholder management skills.
