The Real Estate Manager will be responsible for driving the end-to-end expansion of Noon Minutes dark store network across Saudi Arabia, leading site identification, lease negotiation, and successful handover of locations to the operations team
- Identify strategic locations for new dark stores based on demographic and operational data.
- Conduct site visits, market research, and feasibility studies.
- Build and manage a strong pipeline of potential properties.
- Lead lease negotiations and secure favorable terms with landlords and brokers.
- Develop and execute a real estate expansion roadmap aligned with growth goals.
- Analyze zoning laws, local regulations, and market trends to support decision-making.
- Collaborate with internal teams (Finance, Legal, Operations) for site approval and compliance.
- Oversee end-to-end site acquisition to store handover process.
- Coordinate with contractors, developers, and landlords to ensure timely handovers.
- Monitor project timelines, budgets, and risks; report progress regularly.
- Maintain an accurate database of leased properties and contract milestones.
- Proactively manage lease renewals, extensions, and renegotiations.
- Identify opportunities to optimize rental costs and improve portfolio performance.
What you'll need:
- Bachelor's degree in Real Estate, Business Administration, or related field.
- Minimum 5 years experience in real estate acquisition or site development (preferably in retail, logistics, or Q-commerce).
- Strong understanding of real estate laws and leasing practices in KSA.
- Proven success in site selection, leasing, and project execution.
- Excellent negotiation and communication skills.
- Fluent in English; Arabic proficiency is a strong plus.
