Role Overview:
Combuzz HR Solutions is looking for a skilled and experienced Real Estate Development Manager with a strong background in architecture, real estate finance, and development to join the team in Dubai. The successful candidate will manage the full life-cycle of real estate development projects - from feasibility and acquisition through design, financing, approvals, construction, and handover. This multifaceted role requires a blend of architectural insight, financial acumen, and development management expertise, along with strong leadership and strategic planning skills.
Key Responsibilities:
Project Management
- Lead end-to-end development from concept through design, approvals, construction, and handover.
- Coordinate with architects, engineers, consultants, and contractors to ensure milestones are achieved on time and within budget.
- Oversee project documentation, schedules, and delivery timelines.
Financial Management
- Prepare and manage detailed project budgets, DCF models, and cash flow forecasts.
- Monitor project financials, analyze variances, and implement corrective actions.
- Ensure compliance with internal financial policies and external regulatory standards.
Investment Deal Structuring
- Identify, evaluate, and structure new investment and development opportunities.
- Conduct feasibility and financial analyses, risk assessments, and return projections.
- Support management in strategic investment decisions and negotiations.
Capital Raising
- Develop and execute capital-raising strategies to secure equity, debt, or joint- venture financing.
- Build relationships with investors, financial institutions, and other funding partners.
Risk Compliance Management
- Identify potential project risks and establish mitigation strategies.
- Ensure adherence to all legal, contractual, and regulatory requirements.
Market Research Analysis
- Conduct ongoing market research to assess trends, competition, and opportunities.
- Provide market insights to support investment and design decisions.
Stakeholder Engagement
- Build and maintain strong relationships with investors, authorities, consultants, and internal teams.
- Communicate project progress, milestones, and key updates effectively.
Qualifications:
- Bachelor's Degree in Architecture or a related field (required).
- Master's Degree in Real Estate, Finance, Business Administration, or Construction Management (preferred).
- Minimum 6-12 years of experience in real estate development, architectural design, or project management.
- Proven success in development management, Discounted Cash Flow (DCF modelling), and strategic planning.
- Relevant work experience in Dubai and/or the Middle East highly preferred.
- Strong financial modeling, analytical, and negotiation skills.
- Excellent communication and stakeholder management capabilities.
- Proficiency in MS Office, financial tools, and project management software.
- In-depth understanding of real estate development processes and project management methodologies.
- Familiar with Dubai's real estate regulations, approval processes, and market environment.
