We are seeking a highly skilled and motivated Real Estate SeniorAssociate to play a pivotal role in supporting Executive Management in evaluating, structuring, and executing real estate investment transactions across multiple geographies and asset classes within Saudi Arabia and internationally. The role requires a strong foundation in financial modeling, investment analysis, due diligence, transaction sourcing, and stakeholder coordination. The successful candidate will contribute directly to the firm's investment decision-making process and portfolio growth.
KEY ACCOUNTABILITIES:
1.Due Diligence & Investment Analysis:
- Conduct comprehensive financial, legal, and operational due diligence on potential real estate investment opportunities.
- Analyze market trends, asset performance, and macroeconomic indicators across the GCC region and global markets.
Develop detailed feasibility studies to assess investment viability and risk-return profiles.
2.Financial Modeling & Valuation:
- Build and maintain advanced financial models, including DCF, IRR, NPV, sensitivity analysis, and scenario planning.
- Evaluate capital structures, debt sizing, and return metrics across investment strategies (core, value-add, opportunistic).
Assess and model exit strategies, including sale, refinance, and recapitalization scenarios.
3.Transaction Sourcing & Structuring:
- Support structuring of real estate investment transactions, including REITs, funds, joint ventures, co-investments, and club deals.
Prepare high-quality investment memoranda and presentations for internal investment committees and external stakeholders.
4.Stakeholder Coordination:
- Liaise with internal departments (legal, compliance, finance) and external advisors (law firms, consultants, brokers).
- Draft and manage NDAs, term sheets, and engagement letters.
- Coordinate with legal counsel on SPAs, JV agreements, and other transaction documentation.
5.Portfolio Monitoring & Reporting:
- Monitor asset performance and support ongoing portfolio management activities.
- Prepare periodic reports, dashboards, and updates for senior management and investors.
- Maintain and update the investment pipeline and deal tracking systems.

Necessary Knowledge and Experience
- Minimum 6–7 years of experience in real estate investment within Saudi Arabia or the GCC region.
- Strong proficiency in Excel, PowerPoint, and advanced financial modeling techniques.
- Proven experience in preparing investment memoranda, pitch decks, and executive summaries.
- Solid understanding of real estate documentation, legal processes, and investment structures.
- Strong communication, negotiation, and project management skills.
Education and Certification Requirements:
- Bachelor's degree in Finance, Real Estate, Economics, or a related field; Master's degree preferred.
- Professional certifications such as CCIM, RICS, or equivalent are preferred.
- Additional postgraduate qualifications in a relevant discipline are considered an advantage.
