We are seeking a high-performing Strategy & Research professional to drive data-led decision-making for our development pipeline. You will be responsible for end-to-end market research, feasibility studies, and strategic asset planning across Residential, Commercial, Mixed-Use, and Branded Residence asset classes.

You will move beyond simple data collection to provide critical Highest and Best Use (HBU) recommendations, financial viability analysis, and product positioning strategies that guide our development/investment committees.

What will be your responsibilities

1. Market Research & Intelligence

  • Macro & Micro Analysis: Monitor and analyze economic indicators, demographics, and real estate trends in the UAE and GCC to forecast market cycles.
  • Competitor Benchmarking: Conduct deep-dive analysis on competitor projects, tracking supply pipelines, absorption rates, pricing strategies, and amenities to identify market gaps.
  • Branded Residences Focus: Research global and regional trends in branded residences, analyzing price premiums, brand associations, and service offerings to inform our luxury portfolio.

2. Feasibility & Financial Analysis

  • Development Feasibility: Build and maintain sophisticated financial models (Excel) for new development opportunities, calculating NPV, IRR, ROI, and equity multiples.
  • Highest & Best Use (HBU): Lead HBU studies for greenfield and brownfield sites to determine the optimal mix of asset classes (Residential vs. Commercial vs. Hospitality).
  • Sensitivity Analysis: Stress-test development assumptions against construction cost fluctuations, sales velocity changes, and interest rate movements.

3. Product Strategy & Advisory

  • Design Advisory: Collaborate with design and development teams to translate research findings into tangible design briefs (e.g., unit mix recommendations, sizing, floor plan efficiency, and amenity programming).
  • Pricing Strategy: Develop detailed pricing matrices and payment plan strategies based on competitive landscaping and target audience affordability.
  • Reporting: Produce high-quality, investment-grade investment memorandums and presentations for the CEO and investors.

4. Data Management

  • Maintain and upgrade internal proprietary databases of transactions, asking prices, and construction costs.
  • Source and manage relationships with third-party data providers (e.g., Reidin, Property Monitor).

Qualifications

Experience:

  • 46 years of experience in Real Estate Development, Strategic Consulting (Big 4 or specialized firms like JLL/CBRE/Knight Frank), or Investment Banking or with a Real-Estate Developer.

Education:

  • Bachelor's degree in Real Estate, Finance, Economics, or Civil Engineering. A relevant master's degree or CFA/RICS qualification is a plus.

Technical Skills:

  • Financial Modeling: Expert-level proficiency in Excel with the ability to build dynamic DCF models from scratch.
  • Data Visualization: Ability to present complex data clearly using PowerPoint, Power BI, or similar tools.
  • Market Knowledge: Deep understanding of the Dubai/GCC real estate market, specifically within the Luxury Residential and Branded Residences sectors.
  • Soft Skills: Strong narrative capability (report writing), ability to present to C-level executives, and a commercial mindset that looks for profitability, not just data points.
