Job Description

Role Summary

The Leasing Executive will support the expansion of GMG's retail footprint by assisting in property acquisitions, tenant relations, and leasing documentation. This role is crucial for identifying potential leasing opportunities, negotiating favorable leasing terms, and collaborating with various departments to align leasing activities with GMG's business objectives. The Leasing Executive will liaise with developers, landlords, and internal teams to ensure smooth leasing operations while staying informed of property market trends and regulations.

Key Success Drivers including Accountabilities and Responsibilities

. Assists in scouting for property acquisition opportunities for new store development / retail expansion across existing and new territories

. Assists in identifying domestic / regional retail projects in the GCC and other identified / target countries

. Collaborates with Business Units within GMG to understand and facilitate business requirements, to ensure alignment with the project strategy and commercial goals

. Liaises with developers/landlords, and negotiates terms and conditions of leasing agreements for smaller accounts for the purpose of obtaining the best rates

. Responds to tenants enquiries and complaints, and ensures that it is resolved in a timely manner

. Reviews leasing documents and highlights any exceptions to the management, to ensure corrective actions are in place

. Coordinates with the Legal function for any matters related to leasing, to ensure that leasing activities are in compliance with GMG's statutory and legal requirements

. Coordinates with the Finance team for payment of rentals or any other related financial issues

. Compiles, maintains, and updates information related to leasing, and provides regular reports to the Leasing Manager, whenever required

. Keeps abreast knowledge about leasing rates, property laws, changes in any rules and regulations, and communicates it with GMG's business units in a timely manner

. Acts a focal point of contact between GMG's Business Units and developers/landlords for leasing related matters

Functional/Technical Competencies

. Leasing and Negotiation: Strong ability to negotiate and understand leasing terms.

. Market Knowledge: Awareness of current leasing rates, property laws, and market trends.

. Relationship Management: Proficient in managing tenant relationships and resolving issues diplomatically.

. Documentation and Compliance: Familiar with leasing documentation, legal compliance, and financial coordination.

Educational Qualifications

. Bachelor's degree in Real Estate, Business Administration, or a related field.

. Additional certification in Real Estate or Leasing Management is advantageous

Experience

. A minimum of 6 years of relevant experience. Previous experience negotiating leasing agreements and collaborating with internal stakeholders is preferred.

. Please note that Retail Leasing experience will only be considered.
