Revenue Manager – Holiday Homes & Short-Term Rentals

This position is strictly open to candidates with direct, hands on experience working for a Dubai based holiday homes company. Applications from hotels, finance roles, or other industries will not be considered.

Oak Tree Holidays is a Dubai-based holiday homes operator managing a growing portfolio of premium short-term rental assets. We are seeking an experienced Revenue Manager to lead pricing strategy and revenue performance across the portfolio.

Key Responsibilities

• Own and execute dynamic pricing strategies across all properties and channels

• Optimize ADR, occupancy, RevPAR, and total portfolio revenue

• Analyze demand trends, seasonality, booking pace, and lead time

• Monitor competitor pricing and market benchmarks

• Implement pricing strategies for peak periods, events, and low-demand cycles

• Work closely with operations and marketing teams to align pricing and availability

• Deliver clear weekly and monthly revenue performance reports

Candidate Requirements

• Proven revenue management experience in holiday homes, serviced apartments, or hospitality

• Strong knowledge of Airbnb, Booking.com, and OTA distribution

• Advanced analytical skills using Excel or Google Sheets

• Experience with revenue or market data tools (AirDNA or similar preferred)

• Commercial, detail-oriented, and data-driven decision maker

• Familiarity with the Dubai short-term rental market is a strong advantage
