OVERVIEW
The Director of Residences at Rosewood AMAALA is responsible for the overall leadership, management, and strategic direction of the branded residences within the ultra-luxury development. This role ensures the seamless integration of residential operations with hotel services, delivering exceptional owner experiences aligned with Rosewood's A Sense of Place® philosophy and Forbes Five-Star standards.
KEY RESPONSIBILITIES
- Lead the pre-opening strategy and operational readiness of Rosewood AMAALA Residences.
- Develop and implement residential policies, SOPs, and governance frameworks.
- Partner with Development and Technical Services teams to ensure operational requirements are embedded in design and handover.
- Establish service level agreements (SLAs) between Residences and Hotel operations.
- Serve as the primary point of contact for residence owners.
- Develop strong relationships with homeowners, ensuring personalized, anticipatory service.
- Manage owner communications, community engagement initiatives, and satisfaction programs.
- Oversee homeowner onboarding, orientation, and lifestyle integration programs.
- Resolve escalations professionally and discreetly, maintaining the highest standards of confidentiality.
- Oversee daily operations including front-of-house, concierge, butler services, housekeeping, engineering support, security, and lifestyle services for residences.
- Ensure Forbes Five-Star service standards are consistently maintained.
- Develop tailored residential service offerings that reflect Rosewood's luxury positioning.
- Ensure seamless coordination between hotel departments (Rooms, F&B, Engineering, Security, T&C, Finance, IT).
- Prepare and manage residential operating budgets and long-term reserve plans.
- Monitor expenses, service charge allocations, and capital expenditure.
- Ensure transparent financial reporting to ownership and homeowner associations.
- Drive revenue opportunities including rental programs (if applicable)
- Ensure compliance with local regulations and community governance structures.
- Support formation and management of homeowners associations (HOA).
- Maintain adherence to Rosewood brand standards and operational guidelines.
- Oversee contracts, vendor agreements, and third-party service providers.
- Deliver bespoke lifestyle programming reflecting AMAALA's wellness and sustainability vision.
- Align residential experiences with the destination's ultra-luxury positioning.
- Collaborate with Sales & Marketing to support residential sales initiatives.
- Promote Rosewood's sustainability and ESG commitments within the residential community.
QUALIFICATIONS & EXPERIENCE
- Minimum 10–15 years of experience in luxury residential, hotel, or mixed-use developments.
- Prior experience managing branded residences within ultra-luxury hospitality preferred.
- Strong understanding of HOA governance and residential financial management.
- Proven track record in pre-opening environments.
- Deep knowledge of Forbes Five-Star service standards.
- Excellent interpersonal, negotiation, and stakeholder management skills.
- Bachelor's degree in Hospitality Management, Business Administration, or related field
