The Sales Director will lead the sales function across residential, commercial, and mixed-use development projects, ensuring revenue growth, market share expansion, and excellent customer experiences. This role requires strategic thinking, team leadership, and hands-on involvement in sales execution.
Responsibilities
Develop and implement sales strategies: Analyze market trends, competitor activity, and project demand to create targeted sales plans that maximize revenue and absorption rates.
Lead and manage sales teams: Recruit, mentor, and motivate sales managers and executives to achieve individual and team performance goals.
Project launch and sales planning: Collaborate with marketing, project management, and finance teams to plan project launches, establish pricing strategies, and manage sales inventory effectively.
Client relationship management: Build and maintain strong relationships with individual buyers, institutional clients, and channel partners to drive sales and long-term loyalty.
High-value negotiations: Lead negotiation and closure of strategic deals, ensuring mutually beneficial agreements while adhering to company policies.
Performance monitoring and reporting: Track and analyze sales performance using CRM and reporting tools, providing insights and forecasts to senior leadership.
Compliance and governance: Ensure all sales activities comply with regulatory requirements, ethical standards, and company policies.
Continuous improvement: Identify opportunities for process improvement, team development, and enhanced customer experience throughout the sales cycle.
Qualifications
Proven experience (10+ years) in real estate sales, preferably with developers.
Demonstrated success in leading sales teams and achieving revenue targets.
Strong negotiation, communication, and relationship-building skills.
In-depth knowledge of real estate markets, pricing strategies, and regulatory requirements.
Proficiency in CRM systems and sales analytics.
