Role Summary
We are seeking a Senior Architect / Project Manager to lead and coordinate high-end, complex architectural projects from concept through design development, authority approvals, technical coordination, and project delivery.
The ideal candidate will have a strong architectural design background, proven experience in high-rise buildings, hospitality, and complex mixed-use or luxury developments, and the ability to manage multidisciplinary teams, subconsultants, and client expectations within an engineering consultancy environment.
This role requires a senior professional who can combine design leadership, technical coordination, BIM capability, project management, and strong knowledge of Saudi codes and local authority requirements.
Key Responsibilities
Project Management and Leadership
- Lead architectural projects from concept design through tender and construction documentation.
- Act as the main project coordinator between the client, internal design teams, subconsultants, and authorities.
- Manage project scope, design deliverables, schedules, technical quality, and coordination workflow.
- Identify design risks, coordination issues, authority approval risks, and propose practical solutions.
- Lead project meetings, prepare progress updates, and follow up on action items with all stakeholders.
- Ensure project deliverables are completed in line with client requirements, contractual obligations, and office quality standards.
Architectural Design and Technical Delivery
- Lead the development of architectural design packages for high-end and complex projects.
- Review and improve design concepts, layouts, facade approaches, planning solutions, and technical details.
- Ensure architectural drawings and documentation are technically accurate, coordinated, and buildable.
- Coordinate architectural design with structural, MEP, fire/life safety, landscape, interior design, facade, and specialist consultants.
- Review drawings, specifications, schedules, BIM models, reports, and design submissions before issue.
- Ensure compliance with the Saudi Building Code, municipal requirements, Civil Defence requirements, accessibility standards, and other applicable local regulations.
BIM and Multidisciplinary Coordination
- Lead BIM-based coordination with internal teams, external consultants, and subconsultants.
- Review architectural BIM models for quality, coordination, and compliance with project requirements.
- Coordinate clash detection, model reviews, drawing extraction, and interdisciplinary design integration.
- Ensure BIM deliverables align with project standards, client requirements, and consultant workflows.
- Work closely with BIM managers, BIM coordinators, and discipline leads to resolve design conflicts.
Client, Authority, and Stakeholder Management
- Communicate professionally with clients, developers, project managers, contractors, authorities, and consultants.
- Support authority submission processes and respond to technical comments.
- Represent the company in design coordination meetings, client workshops, and technical review sessions.
- Prepare clear written and verbal communication in English, including meeting minutes, reports, technical responses, and presentations.
Minimum Requirements
- Bachelor's degree in Architecture from a recognised university.
- Minimum 10 years of total architectural experience is preferred.
- Minimum 5 years of professional experience in Saudi Arabia.
- Minimum 5 years of experience working in an engineering consultancy office.
- Proven experience in high-end complex projects, such as luxury developments, hospitality, mixed-use projects, towers, or large-scale commercial developments.
- Proven experience in high-rise building projects within engineering consultancy offices or design consultancy companies.
- Strong architectural design background with excellent technical detailing and coordination capability.
- Strong knowledge of Saudi Building Code, local municipality requirements, Balady procedures, Civil Defence requirements, and local authority approval processes.
- Strong BIM capability, preferably with Autodesk Revit, Navisworks, BIM 360 / Autodesk Construction Cloud, and related coordination tools.
- Experience coordinating multidisciplinary teams, including structural, MEP, fire/life safety, facade, interior design, landscape, and specialist subconsultants.
- Fluent English communication skills, both written and spoken. Arabic is an advantage.
- Strong leadership, communication, problem-solving, and decision-making skills.
- Ability to join immediately or within a short notice period.
Preferred Qualifications
- Master's degree in Architecture, Project Management, Engineering Management, or a related field.
- PMP, RIBA, AIA, CIOB, or equivalent professional certification is an advantage.
- Experience with luxury hospitality, branded residences, high-rise towers, complex mixed-use developments, or landmark projects in Saudi Arabia.
- Strong understanding of project delivery stages, design management, tender documentation, value engineering, and construction-stage support.
- Previous experience working with major developers, international consultants, or large multidisciplinary design teams.
Required Software Skills
- Revit Architecture - advanced level preferred.
- AutoCAD - advanced level.
- Navisworks and BIM coordination tools.
- Autodesk Construction Cloud / BIM 360.
- Microsoft Project or Primavera P6 - preferred.
- Microsoft Office, especially Excel, Word, and PowerPoint.
- Adobe Creative Suite, SketchUp, Rhino, Enscape, Lumion, or similar design presentation tools - advantage.
