Senior Manager / Associate Director Asset Management & Compliance (AMC)

Role Overview

The role is responsible for end-to-end asset management, compliance oversight,

operational excellence, and value enhancement of real estate assets managed by the AMC

in Dubai. The incumbent will oversee property operations, technical due diligence, vendor

management, regulatory compliance, and cost optimization while ensuring assets are

managed in line with investor expectations, regulatory frameworks, and fund strategy.

This is a senior, hands-on role requiring strong coordination with internal teams, external

consultants, regulators, and service providers.

Key Responsibilities & KRAs

1. Property & Facility Management

Oversee day-to-day operations, maintenance, and performance of real estate

assets under management.

Ensure assets are maintained to high quality, safety, and compliance standards in

line with UAE regulations.

Monitor asset performance KPIs including occupancy, tenant satisfaction,

maintenance response time, and lifecycle planning.

Coordinate with property managers to ensure timely issue resolution and preventive

maintenance.

Support asset enhancement initiatives to improve valuation and long-term returns.

2. Technical Due Diligence & Reporting

Lead and coordinate technical due diligence for new acquisitions, asset upgrades,

and divestments.

Engage with technical consultants, engineers, and advisors for condition

assessments, capex planning, and feasibility reviews.

Prepare and review technical reports, asset health dashboards, and capex trackers

for internal management and investors.

Ensure accuracy, timeliness, and clarity of all asset-related reporting.

3. Vendor Management

Appoint, manage, and evaluate vendors, consultants, contractors, and facility

service providers.

Negotiate contracts, SLAs, and commercials to ensure value for money and service

quality.

Conduct periodic vendor performance reviews and ensure adherence to

contractual obligations.

Build and maintain a strong vendor ecosystem aligned with AMC standards and

compliance norms.

4. Regulatory Compliance & Legal Coordination

Ensure assets and AMC operations remain compliant with Dubai Land Department

(DLD), RERA, DM, Civil Defence, and other applicable authorities.

Coordinate with legal teams for contracts, leases, renewals, regulatory filings, and

compliance documentation.

Support audits, inspections, and regulatory reviews by maintaining robust

documentation and processes.

Act as a key liaison between AMC, regulators, legal advisors, and auditors.

5. Operational Cost Optimization

Drive cost efficiency initiatives across property operations, facilities management,

and vendor contracts.

Track and control OPEX and CAPEX budgets while ensuring service quality is not

compromised.

Identify opportunities for operational improvements, process automation, and scale

efficiencies.

Support budgeting, forecasting, and variance analysis for managed assets.

Stakeholder Management

Work closely with Fund Management, Finance, Leasing, Legal, Compliance, and

Investor Relations teams.

Support investor reporting and respond to asset-level queries with data-driven

insights.

Represent AMC in discussions with authorities, consultants, and strategic partners.

Key Skills & Competencies

Strong understanding of UAE real estate regulations and AMC operations

Technical knowledge of property systems, facilities management, and capex

planning

Strong commercial and negotiation skills

Excellent stakeholder and vendor management capabilities

High attention to detail, compliance orientation, and reporting discipline

Ability to work independently in a senior, ownership-driven role

Qualifications & Experience

Bachelor's degree in Engineering, Architecture, Real Estate, Facilities Management,

or related field

MBA or professional certifications (RICS, PMP, FM, etc.) preferred

5-7 years of relevant experience in asset management, property operations, or AMC

roles in the UAE

Prior experience working with institutional real estate funds / platforms is highly desirable
