Senior Broker Business Development Manager Real Estate

Role Overview

The Senior Broker Business Development Manager is responsible for driving property sales through broker and agent networks, not direct-to-consumer channels. This role focuses on building, managing, and expanding relationships with real estate brokers, channel partners, and agencies to ensure consistent deal flow and strong market penetration for the company's property portfolio.

The role requires a commercially sharp professional who understands broker psychology, deal structuring, and the dynamics of intermediary-led real estate transactions. Success in this role is measured by broker engagement, pipeline quality, conversion rates, and closed transactions sourced via brokers.

Key Responsibilities

Broker & Channel Relationship Management

  • Develop and manage long-term relationships with real estate brokers, brokerage firms, and agency networks
  • Act as the primary point of contact for brokers representing the company's properties
  • Onboard new brokers and agencies, including commercial terms, incentive structures, and compliance requirements
  • Maintain a high level of broker engagement through regular meetings, presentations, and market updates

Business Development & Distribution

  • Design and execute broker-led go-to-market strategies for residential, commercial, or mixed-use properties
  • Expand broker coverage across target geographies and market segments
  • Identify high-performing brokers and allocate inventory strategically to maximize sales velocity
  • Monitor broker performance and optimize channel strategies based on results

Property Promotion to Brokers

  • Present property offerings, pricing strategies, and value propositions to brokers and agency leadership
  • Conduct broker briefings, roadshows, site tours, and launch events
  • Ensure brokers are fully equipped with sales materials, market data, and product knowledge
  • Translate developer or asset-owner objectives into compelling broker-facing narratives

Deal Support & Negotiation

  • Support brokers throughout the deal lifecycle, from lead generation to closing
  • Assist with deal structuring, pricing discussions, and commercial negotiations
  • Coordinate internally with legal, finance, marketing, and operations teams to facilitate transactions
  • Troubleshoot deal challenges and accelerate stalled transactions

Market Intelligence & Strategy

  • Gather market feedback from brokers on pricing, demand, competition, and buyer behavior
  • Track competitor activity and broker sentiment in the market
  • Provide actionable insights to senior leadership to inform pricing, positioning, and inventory strategy

Reporting & Performance Management

  • Maintain accurate pipeline tracking for broker-sourced deals
  • Report on broker performance, sales velocity, and conversion metrics
  • Forecast sales based on broker pipelines and market trends

Key Skills & Competencies

  • Strong B2B sales and relationship management expertise
  • Deep understanding of real estate brokerage models and commission structures
  • Proven ability to influence, negotiate, and close through intermediaries
  • Excellent presentation and communication skills
  • Strategic thinker with strong commercial acumen
  • Highly networked within the real estate brokerage community
  • Ability to manage multiple broker relationships and deal pipelines simultaneously

Qualifications & Experience

  • 812+ years of experience in real estate sales, channel sales, or broker management
  • Demonstrated success working with brokers rather than end customers
  • Experience representing developers, asset owners, or institutional portfolios preferred
  • Strong understanding of residential, commercial, or investment property markets
  • Bachelor's degree in Business, Real Estate, Finance, or a related field (preferred)
