Job Description

We are seeking a proactive and skilled Senior Commercial Manager for overseeing all commercial aspects of development projects, ensuring robust cost control, effective contract administration, and alignment with project budgets and timelines. The role involves managing relationships with contractors, consultants, and stakeholders to ensure that all commercial activities adhere to the company's objectives, policies, and regulatory requirements.

Key Accountabilities

  • Support the EVP - Development Projects in defining and executing the commercial strategy for all development projects, ensuring alignment with corporate objectives and financial targets.
  • Oversee the preparation and monitoring of project budgets, ensuring accurate cost forecasting, financial tracking, and reporting. Ensure that budgets are adhered to and deviations are managed proactively.
  • Identify potential commercial risks and develop mitigation strategies to safeguard project objectives. Proactively address financial and contractual risks before they escalate.
  • Use BIM and Autodesk Construction Cloud to analyse project costs, track expenditure, and generate data-driven insights to inform decision-making. Ensure that cost data is accurate, timely, and accessible to stakeholders.
  • Lead value engineering exercises to optimize project costs without compromising on quality or design intent. Work closely with design, procurement, and construction teams to identify cost-saving opportunities.
  • Oversee the preparation and negotiation of final accounts for all contractors and consultants, ensuring timely resolution and compliance with contractual agreements.
  • Oversee the administration of all contracts, ensuring compliance with company policies, legal requirements, and project specifications. Manage contract changes, variations, and claims in collaboration with the EVP - Development Projects.
  • Act as the lead negotiator for variations, claims, and contractual disputes. Ensure negotiations foster collaboration and maintain the integrity of the project's commercial objectives.
  • Ensure all commercial activities are compliant with local regulations, industry standards, and internal governance policies. Maintain a thorough understanding of FIDIC and other relevant contractual frameworks.
  • Collaborate with procurement teams to develop and implement procurement strategies that align with project goals. Ensure that procurement activities are transparent, competitive, and deliver value for money.
  • Manage relationships with contractors, consultants, and suppliers to ensure performance expectations are met.
  • Monitor compliance with SLA's and contractual deliverables.

Qualification & Experience

  • Bachelor's degree in Quantity Surveying, Construction Management, or a related field.
  • Minimum of 10-12 years of experience in commercial management or quantity surveying, with a proven track record in delivering large-scale development projects.
  • Strong knowledge of cost management, value engineering, and contract administration with an ability to analyse complex financial and contractual data to drive informed decision-making.
  • Proven ability to lead teams, manage stakeholders, and foster a collaborative approach to achieving project objectives. Strong negotiation skills to manage disputes and claims effectively.
  • Advanced analytical skills with the ability to identify cost-saving opportunities, mitigate risks, and resolve issues proactively.
  • Proficient in leveraging technology and digital tools to optimize commercial workflows and improve data accuracy.
  • Excellent written and verbal communication skills, with the ability to articulate complex commercial matters clearly and persuasively.
