Senior Commercial Manager

Job Summary

We are seeking an experienced Senior Commercial Manager to lead the commercial and contractual management of major construction projects in Riyadh. The ideal candidate will have extensive experience with mega-scale building projects, particularly high-rise towers, luxury hospitality, hotels, mixed-use developments, and other landmark projects, gained with Tier-1 / top-tier international or regional main contractors.

The successful candidate will be responsible for the overall commercial strategy, contract administration, cost management, variations, claims, procurement/commercial negotiations, and financial performance of the project.

Key Responsibilities

• Lead and manage the overall commercial and contractual functions of the project from pre-contract through completion and final account.
• Develop and implement the project's commercial strategy in line with company objectives and contractual requirements.
• Manage major construction contracts, ensuring compliance with contractual obligations, commercial procedures, and project requirements.
• Review and administer FIDIC and other forms of construction contracts.
• Manage variations, change orders, claims, extensions of time, loss and expense, and contractual notices.
• Lead the preparation, submission, negotiation, and settlement of commercial claims and variations.
• Monitor project costs, commitments, cash flow, revenue, profitability, and commercial performance.
• Review and approve interim payment applications, subcontractor payments, valuations, and final accounts.
• Lead the commercial management of major subcontractors and suppliers, including procurement, negotiations, contract awards, and commercial settlements.
• Identify and mitigate commercial and contractual risks throughout the project lifecycle.
• Establish effective cost-control and commercial reporting systems and provide regular reports to senior management.
• Work closely with Project Directors, Project Managers, Planning, Cost Control, Procurement, Finance, and Legal teams.
• Review project budgets and forecasts and ensure appropriate corrective actions are implemented where required.
• Lead commercial negotiations with clients, consultants, subcontractors, and suppliers.
• Ensure proper documentation and records are maintained to support contractual entitlement and claims.
• Manage the close-out and final account process, including settlement of outstanding commercial and contractual matters.
• Mentor and manage the commercial team and ensure high standards of commercial governance and reporting.
