We're currently developing a new residential building in Abu Dhabi and are seeking a capable and experienced Construction Manager to join our team and oversee project delivery through the construction phase.

Purpose of Role

We are looking for a hands-on, site-based Construction Manager to lead the day-to-day construction oversight. This individual will play a critical role in ensuring the project is delivered on time, to specification, and to the highest quality. The ideal candidate has experience working client-side (developer) during the construction phase of residential or mixed-use developments in the UAE.

Key Role Responsibilities:

  • Oversee and coordinate all on-site construction activities from pre-mobilization through to completion and handover
  • Lead and manage the procurement process for Client- procured packages, including scope preparation, tender evaluation, and subcontractor appointment
  • Monitor and enforce contractor performance against programme, quality standards, and site logistics, coordinating site instructions and Non-Conformance Reports (NCRs) as required
  • Act as the primary on-site representative of Hive, managing day-to-day communication with the contractor and consultants
  • Chair and lead regular site meetings and progress reviews, preparing and distributing meeting minutes and progress reports to all stakeholders
  • Proactively identify and manage construction risks and interface issues
  • Collaborate closely with the internal Design Lead to ensure buildability, adherence to design intent, and resolution of site-related design matters
  • Lead coordination with relevant authorities, managing all required approvals, inspections, and permits, including liaison with municipality, RERA, and utility providers
  • Review and comment on contractor submissions including shop drawings, material submittals, method statements, and RFIs, coordinating approvals through the Engineer in a timely manner
  • Support contract administration including review of interim payment applications, variations, and extension of time claims, liaising with the Engineer and Employer's commercial team
  • Oversee the commissioning, testing, and handover process, including management of the snagging list and defect rectification through the Defects Liability Period
  • Monitor and enforce health, safety, and environmental compliance on site in accordance with applicable UAE regulations and the Contractor's Health & Safety Plan
  • Maintain a comprehensive site diary and prepare regular progress reports for internal stakeholders and the Employer's senior management team

Ideal Candidate Profile:

  • Minimum 8 - 10 years of experience in construction/project delivery roles
  • UAE-based experience is essential; familiarity with Abu Dhabi is an advantage
  • Prior experience working on the developer/client side preferred; consultant or contractor backgrounds also considered
  • Proven track record delivering mid- to high-rise residential projects
  • Strong leadership and communication skills with the ability to drive site progress and manage multiple stakeholders
  • Exposure to procurement processes and contract administration is a bonus

Qualifications:

  • Degree in Construction Management, Civil Engineering, or related field
  • PMP, MRICS, or equivalent credentials a plus
