Job Purpose
Lead all facilities & maintenance operations across the Kingdom of Saudi Arabia, ensuring safe, compliant, cost-effective and high-performing maintenance services across the entire Americana asset portfolio. The role drives asset reliability, operational continuity, KPI achievement, budget control and continuous improvement.
Key Responsibilities
- Develop and execute maintenance plans to improve the performance and efficiency of the KSA technical team
- Direct the execution of daily maintenance operations in accordance with the applicable Performance Work Statement (PWS), company policies, franchisor requirements and local regulations.
- Provide technical direction to supervisors & technicians to ensure a responsive service to our restaurants.
- Responsible for all phases of preventative planning, budgeting, analysis, KPI tracking and reporting related to maintenance and equipment operations as well as controlling account expenditures to obtain maximum utilization of budgeted resources.
- Cohesively work with project and property teams to ensure smooth running of our restaurant operations through remodels and new store handovers.
- Monitor spare part inventory and consumption to ensure adequate levels and also highlight trends to identify areas of focus and improvement.
- Ensure where appropriate all warranties are fully utilized.
- Oversee short and long-term financial and operational plans in support of overall company objectives, monitor and maintain performance, product and service quality.
- As required recruit, develop or train personnel on all aspects of restaurant maintenance and equipment maintenance.
- Create weekly / monthly meetings with key Operations stakeholders to ensure aligned focus & feedback opportunities.
- Analyzes service level agreements with service providers, contractors / sub-contractors to ensure that items stipulated in the contracts are carried out as agreed and comply with Americana policies.
- Continually review performance to understand how we can improve performance levels, safety, cost and restaurant standards

- Proactively plan and justify any capital expenditure required to improve asset performance & reduce operational expenses.
- Regular Monitoring of Service Level Agreements with ALL vendors.

- Establish and monitor uniformity in Maintenance and Facilities Management processes across MENA by sharing best practices.
- Establish Annual Maintenance Contracts for all services in KSA.
- Implement policies and procedures to include safety practices laid by the Management and ensure they are followed by the staff/service providers.
Cost Management
- Support procurement to negotiate better rates on AMCs with a reduction in AMC costs annually
- Support procurement to negotiate better rates on materials used in repair works & services
- Identify initiatives to continually reduce operating expenditure in maintenance or utilities

Education
- Engineering graduate in Mechanical / Electrical Discipline, with certification in Maintenance Management.
Skills
- Knowledge in corrective and preventive maintenance of kitchen equipment, AC and cold rooms.
- Familiarity with mechanical equipment installation and troubleshooting
- Possess skills in leadership, communication, and problem-solving skills.
- Strategic decision making.
- Budget planning, forecasting and delivery.
- Energy Management experience including Internet of Things (IoT)
Experience
- Job related experience with more than 10 years within specialized field with increasing levels of responsibility is required.
- Understanding of F&B operation and legal compliance
- Has working experience specializing in Maintenance/Repair
- Air Conditioning or Refrigeration background is advantageous.
