Key responsibilities
Hard FM — technical services
- Oversee planned preventive maintenance (PPM) and corrective maintenance for all MEP, civil and building fabric systems
- Ensure all technical assets — electrical, HVAC, plumbing, fire systems and lifts — are maintained in accordance with SLAs and regulatory standards
- Manage vendor and subcontractor performance for hard FM services and ensure timely completion of work orders
- Conduct regular site inspections to identify defects, safety hazards and maintenance needs
- Maintain asset registers, PPM schedules and technical documentation
- Ensure compliance with UAE health, safety and building regulations at all times
Soft FM — support services
- Manage the day-to-day delivery of soft FM services including cleaning, catering, office boys, messengers and security
- Supervise and coordinate soft services teams to ensure consistent service quality and client satisfaction
- Monitor performance of soft FM service providers against agreed KPIs and SLAs
- Address and resolve service complaints and escalations in a timely and professional manner
- Ensure all soft services staff are trained, presentable and operating in line with client standards
People management
- Lead, supervise and motivate a multi-disciplinary on-site FM team across hard and soft services
- Manage attendance, deployment and performance of site staff including technicians, cleaners, office boys, messengers and security personnel
- Conduct regular team briefings, performance reviews and on-the-job coaching
- Coordinate staffing levels and shift schedules to ensure adequate coverage at all times
Client management & reporting
- Act as the primary day-to-day point of contact for the client on all FM service delivery matters
- Prepare and submit weekly, monthly and quarterly FM performance reports
- Support client meetings, audits and service reviews with accurate data and documentation
- Proactively identify opportunities to improve service quality and operational efficiency
- Ensure all FM activities are logged in the CAFM / CMMS system accurately and on time
Requirements
- Bachelor's degree in Engineering (Mechanical, Electrical, Civil or Facilities Management) — mandatory
- Minimum 5 years of experience in facilities management, with at least 2 years in a supervisory or assistant FM role
- Proven experience in TFM (Total Facilities Management) service delivery — both hard and soft FM
- Hands-on experience managing soft services — cleaning, catering, office support, security and messenger services
- Strong knowledge of MEP systems, building maintenance and PPM management
- Experience with CAFM / CMMS systems (Maximo, Archibus, ServiceNow or similar)
- Familiarity with UAE FM regulations, health and safety standards and SLA management
- Proficiency in MS Office — Excel, Word, PowerPoint for reporting purposes
- Excellent communication skills in English; Arabic is an advantage
- UAE-based candidates with local FM experience strongly preferred
