Senior Finance Manager for Sales is a pivotal role that focuses on the financial aspects of the sales and revenue-generating functions within an organization. This position plays a critical role in analysing and optimizing the financial performance of the sales department to support the company's growth, objectives, and profitability.

Job Responsibilities:
Corporate Functions (Finance – Sales Operations)
- Oversee and manage the financial aspects of real estate sales transactions and related accounting controls.
- Lead accounting, budgeting, and financial planning aligned with sales forecasts and revenue targets.
- Prepare and present MIS reports, financial dashboards, and sales performance analytics to management.
- Monitor and manage cash flow planning in line with sales collections and payment schedules.
- Supervise customer invoicing, receipts tracking, and reconciliation with the sales system.
- Manage bank accounts, reconciliations, and fund flow monitoring related to sales receipts.
- Review, validate, and process broker invoices and commission claims.
- Calculate, track, and administer sales commissions and incentive structures with accuracy and transparency.
- Ensure timely broker payments as per agreed payment criteria and policies.
- Coordinate and support annual audits by providing required financial data related to sales.
- Ensure adherence to financial compliance, internal controls, and corporate governance policies.
- Ensure full compliance with UAE Corporate Tax regulations and Federal Tax Authority (FTA) requirements.
- Oversee preparation, review, and timely filing of Corporate Tax returns and related disclosures.
- Manage VAT compliance including VAT return preparation, reconciliation, filing, and payment processes.
- Ensure full compliance with AML documentation requirements and other applicable UAE regulatory frameworks relevant to the company.
- Liaise with AMS, brokers, and internal sales teams for financial coordination and documentation.
- Establish SOPs for sales finance processes, ensuring standardization and audit readiness.
- Monitor regulatory compliance requirements relevant to the property development and sales sector.
Project-Based Functions (GRID Projects / Escrow-Controlled Projects)
- Manage financial operations for projects governed under Real Estate Regulatory Agency (RERA), including compliance with escrow regulations.
- Oversee Escrow account management for projects in coordination with trustees and banks.
- Ensure compliance with Dubai Land Department (DLD) regulations including Oqood / TAS requirements for off-plan sales registrations.
- Monitor and control project-wise collections and ensure alignment with construction progress and escrow release conditions.
- Reconcile project sales data with TAS / Oqood system records and internal accounting systems.
- Coordinate with trustees, banks, and authorities for escrow withdrawals and documentation.
- Track project-specific receivables, aging analysis, and collection follow-ups with the sales team.
- Validate unit-wise sales bookings, payment plans, and customer ledgers for each project.
- Ensure proper accounting and reporting of project revenue recognition as per applicable standards.
- Support project audits and regulatory inspections by maintaining accurate financial and compliance records.
Qualifications:
- Bachelor's degree in finance, accounting with Master's degree or professional certification such as CA, CPA, or CFA.
- Proven 5-8 experience in finance or accounting, with a focus on sales function with a Real Estate Developer
- Strong understanding of financial principles and sales metrics.
- Proficient in financial software and tools, including spreadsheet applications.
- Excellent analytical, problem-solving, and decision-making skills.
- Strong communication and interpersonal skills to work closely with the sales team.
- Attention to detail and strong organizational skills.
