Senior Fit-Out & Finishing Engineer – Hospitality Projects

Role Summary
We are seeking a Senior Fit-Out & Finishing Engineer with strong experience in luxury hospitality projects, particularly 4-star and 5-star hotels. The role is responsible for managing the execution, coordination, inspection, and handover of all architectural finishes, interior fit-out works, FF&E interface, and related MEP coordination to ensure delivery in line with design intent, brand standards, quality benchmarks, and project deadlines.
This position requires a candidate with proven site experience in high-end hotel projects, a strong eye for detail, and the technical ability to coordinate finishing works with MEP services, life safety requirements, and operational functionality.
Key Responsibilities
1) Fit-Out, Finishing, and Execution Management
- Oversee the installation and execution of all hard finishes including stone, tile, marble, decorative metal, timber cladding, joinery, gypsum works, and waterproofing.
- Supervise all soft finishes including wallcoverings, paint systems, specialty coatings, carpets, acoustic treatments, and final FF&E integration.
- Ensure all works are executed in accordance with approved shop drawings, material submittals, method statements, control samples, and project specifications.
- Monitor finishing sequences to ensure proper coordination between civil, architectural, MEP, and FF&E activities.
2) MEP and Architectural Coordination
- Review architectural and MEP shop drawings to identify and resolve interface issues and clashes before installation.
- Ensure ceiling layouts, wall finishes, access panels, grilles, sprinklers, detectors, lighting fixtures, switches, and outlets are properly coordinated with the final interior design.
- Verify that all finished areas maintain required access to MEP systems without compromising aesthetics, functionality, or maintenance requirements.
- Coordinate closely with consultants, designers, MEP engineers, subcontractors, and suppliers to maintain alignment between design intent and site execution.
3) Hospitality Quality and Brand Compliance
- Ensure all finishes meet the required standards for luxury hospitality projects, including appearance, durability, acoustic performance, moisture resistance, and fire-rating requirements.
- Monitor compliance with hotel operator and brand standards, including mock-up approval, sample matching, room standards, public area finishing quality, and back-of-house durability requirements.
- Support inspections related to operator requirements and final brand acceptance.
4) Snagging, Testing, and Handover
- Lead the inspection and snagging process for guestrooms, corridors, public areas, BOH spaces, and service areas.
- Track, close, and verify all defects prior to consultant inspection, client handover, and hotel operational readiness.
- Ensure completed areas are protected from damage and handed over in a clean, defect-free condition.
- Support final handover documentation, including inspection records, material approvals, as-built markups, and close-out coordination.
5) Site Management and Subcontractor Control
- Supervise finishing subcontractors and vendors to ensure productivity, workmanship quality, and compliance with the approved program.
- Review daily progress, identify risks to milestones, and implement recovery actions where required.
- Ensure proper handling, storage, and protection of finishing materials and installed works.
- Enforce project HSE requirements across all finishing and fit-out activities.
Candidate Requirements
- Bachelor's degree in Civil Engineering, Architecture, Construction Management, or related discipline.
- Minimum 8–10 years of overall site experience, with at least 5 years focused on hospitality fit-out and finishing works.
- Proven experience on luxury hotel projects, preferably 4-star or 5-star properties.
- Strong knowledge of:
- architectural finishes and fit-out execution
- hotel room and public area finishing standards
- waterproofing, joinery, ceiling coordination, and defect prevention
- MEP coordination in finished spaces
- Ability to read and interpret architectural, ID, and MEP shop drawings.
- Proficiency in AutoCAD is required; working knowledge of Revit/BIM coordination is preferred.
- Strong understanding of quality control, inspection procedures, mock-ups, material approvals, and handover requirements.
- Excellent coordination, leadership, and communication skills.
- Ability to perform under tight deadlines and manage works against critical opening milestones.
Preferred Experience
- Experience working on projects for international hotel brands such as Hilton, Marriott, Hyatt, Accor, or IHG.
- Familiarity with hotel operator inspections, mock-up approvals, and brand standard compliance processes.
- Experience in managing room handover sequencing and pre-opening snag closure.
