The Senior Fit-out Planning Engineer develops, monitors, and optimizes integrated project schedules that connect design development, procurement, factory manufacturing, and site installation. This role serves as the central operational link ensuring that factory throughput, joinery production queues, and site delivery dates align seamlessly to meet contractual project milestones without bottlenecks.
Key Responsibilities:
Master Scheduling & Factory Integration
- Develop, maintain, and update baseline schedules (WBS, logic networks, critical path) covering design, material procurement, factory production, delivery, and site handover using Primavera P6 and MS Project.
- Integrate factory manufacturing schedules—including CNC cutting, assembly, finishing, and packaging workflows—with site installation timelines.
- Establish key milestone targets for shop drawing submittals, long-lead material approvals, and mock-up fabrication.
Resource Planning & Capacity Analysis
- Perform factory capacity and workload analysis to optimize machine utilization, labor shifts, and workshop space allocation.
- Analyze project resource requirements (labor, materials, machinery) to identify potential factory capacity constraints and recommend mitigation strategies.
- Track raw material procurement leads times (timber, veneers, hardware, specialized finishes) to align purchasing schedules with production start dates.
Progress Monitoring & Performance Analytics
- Conduct regular site and factory floor progress audits to measure physical progress against baseline targets.
- Generate Earned Value Analysis (EVA) reports, tracking schedule variance (SV), cost variance (CV), and Schedule Performance Index (SPI).
- Monitor production output rates and site installation productivity to detect early delays and issue delay mitigation/acceleration plans.
Risk Management & Stakeholder Reporting
- Identify potential schedule risks, logical bottlenecks, and dependency conflicts between factory operations and site progress.
- Prepare comprehensive weekly and monthly progress reports, dashboard metrics, and Look-Ahead schedules (3-week / 6-week) for internal management and clients.
- Analyze time impact assessments (TIA) for variation orders, design changes, or site delays to support contractual claims and extension of time (EOT) requests.
Required Qualifications & Skills:
- Education: Bachelor's degree in Civil Engineering, Production Engineering, Industrial Engineering, Architecture, or a related field. Professional certifications like PMP or PSP (Planning & Scheduling Professional) are highly preferred.
- Experience: 7–10 years of professional planning experience in high-end interior fit-out projects, with at least 3–5 years embedded within or directly coordinating with a joinery/fit-out manufacturing facility.
- Software Expertise: Expert-level mastery of Primavera P6, MS Project, Advanced MS Excel (power queries, dashboards), and familiarity with ERP systems (e.g., SAP, Oracle, or specialized joinery MRP tools).
- Technical Domain Knowledge: Solid understanding of custom joinery processes (veneering, lacquering, assembly, hardware integration), site fit-out sequences (MEP first-fix to final finishes), and site logistics/handover requirements.
