Dussmann Ajlan & Bros is pleased to announce a new career opportunity for the position of

Senior FM Consultant, based at our Headquarters in Riyadh, Saudi Arabia.

Role Purpose:

To provide facilities management consultancy, technical guidance, service provider management, performance monitoring, gap analysis, asset condition assessment, and operational improvement support to clients across hard and soft services. The role ensures FM service delivery is aligned with client expectations, contractual requirements, statutory compliance, and industry best practices.

Technical Knowledge:

Strong technical knowledge in hard and soft FM services, including mechanical, electrical, plumbing, civil, housekeeping, pest control, landscaping, waste management, and support services. Knowledge of industry standards and best practices such as SFG20, NFPA, SBC, ASHRAE, CIBSE, BICSc, statutory compliance, O&M requirements, asset management, and FM performance management.

Key Responsibility:

• Provide technical guidance to clients and FM service providers for hard and soft services in line with industry best practices and standards such as SFG20, NFPA, SBC, ASHRAE, CIBSE, and BICSc.

• Manage and support the project team, including FMMA engineers, QHSE specialists, soft service specialists, and document control personnel.

• Identify service delivery gaps of the FM service provider and develop improvement plans to meet client expectations.

• Manage the FM service provider on behalf of the client, including performance evaluations, technical guidance, gap analysis, O&M monitoring, training, and cost control.

• Lead detailed asset condition surveys to estimate replacement costs and support tender documentation for asset replacement.

• Support the client during tender stage, document review, installation inspections, Testing & Commissioning witnessing, and asset taking-over process.

• Develop and support the project team in preparing FM policies, procedures, operational plans, and other ad hoc documents for the client.

• Evaluate technical and commercial documents submitted by the FM service provider and the client.

• Manage VVIP sites and maintain standard facilities management operations and maintenance.

• Develop and implement FM strategies aligned with client objectives and industry best practices.

• Build and maintain strong client relationships by understanding client needs and delivering tailored solutions.

• Conduct training sessions for clients and FM service provider staff on best practices and standards in facility management.

• Support soft service specialists in implementing best practices for pest control, landscaping, housekeeping, and other soft services.

• Ensure the service provider complies with contractual clauses, statutory requirements, and approved procedures, and provide recommendations where required.

• Conduct comprehensive assessments of existing facilities, systems, assets, and service delivery performance.

• Develop and implement safety protocols, emergency response plans, and operational control measures.

• Identify opportunities for energy savings, sustainability improvements, and cost optimization.

• Prepare reports, presentations, gap analysis reports, and recommendations for stakeholders.

• Provide expert advice to clients regarding facility operations, maintenance, and management.

Soft Skills Required:

Strong leadership, communication, client management, stakeholder coordination, problem-solving, analytical thinking, report writing, presentation skills, negotiation, decision-making, team management, attention to detail, and ability to work under pressure and manage multiple priorities.

Experience:

  • Minimum 10 years of Middle East experience in facilities management.
  • Minimum 3 years of experience in facilities management consultancy, FMMA, client representative, or FM service provider management role.
  • Proven experience in managing VVIP clients, high-profile facilities, multidisciplinary teams, service providers, audits, inspections, performance monitoring, and multiple projects simultaneously.

Education:

  • Bachelor's degree in Electrical, Electronics, Mechanical Engineering, or a related engineering discipline.
  • PMP, CFM, FMP, or equivalent professional certification is preferred based on client/project requirement.
  • ISO 41001, ISO 55001, ISO 9001 Lead Auditor/Internal Auditor, NEBOSH/IOSH, BICSc, LEED GA, or other FM, quality, asset management, safety, or sustainability-related certifications.
  • Good professional English (report writing and client communication). IELTS 5.5–6 preferred (or equivalent).
