Senior Leasing Manager
Role Summary:
The role holder will be responsible for supporting GMG's retail development strategy by effectively sourcing properties/retail sites/shopping malls for property acquisition opportunities across existing and new territories. The role will be responsible for the Group's property / retail site and space sourcing activities. The job holder will also be responsible for handling and facilitating lease agreements, and ensuring it is in line with GMG's business and legal requirements.
Job Responsibilities:
Strategic Planning & Market Expansion
- Develop and implement long-term leasing strategies aligned with the company's growth targets and brand positioning.
- Identify strategic locations for new stores, relocations, and store upgrades across malls, high streets, and lifestyle destinations in the GCC.
- Analyze new market entry opportunities and recommend data-driven expansion plans.
Lease Negotiations & Portfolio Management
- Lead high-value lease negotiations with top-tier landlords and developers across the region.
- Optimize lease terms to ensure commercial viability while maintaining brand standards and cost efficiency.
- Manage a large portfolio of leases, ensuring proactive handling of renewals, expirations, and escalations.
- Keeps abreast knowledge about leasing rates, property laws, changes in any rules and regulations, and communicates it with GMG's Business Units in a timely manner.
Stakeholder Management & Leadership
- Act as the primary liaison with mall developers, landlords, brokers, and key real estate stakeholders & internal business head.
- Mentor and oversee junior leasing managers or executives, supporting their development and ensuring delivery on KPIs.
- Collaborate closely with senior leadership, finance, legal, projects, design, and retail operations teams.
Financial & Legal Oversight
- Prepare investment proposals, lease feasibility reports, and sales forecasts for potential locations.
- Ensure legal accuracy of lease agreements and compliance with local regulations and internal guidelines.
- Monitor and control occupancy costs, lease-related CAPEX, and budget allocations.
Reporting & Performance Analysis
- Maintain accurate lease tracking systems and dashboards for management reporting.
- Deliver quarterly business reviews, pipeline updates, and lease performance reports.
- Recommend action plans for under-performing sites and negotiate exit strategies when needed.
Experience:
- A minimum of 8-10 years of relevant experience with at least 4-5 years in a similar role
- The incumbent should demonstrate a high understanding of the leasing process, including market analysis, lease negotiation, and tenant relationship management.
- Proficiency in leasing software and data management tools is essential for maintaining accurate records and generating insights.
- The Leasing Manager should also possess strong knowledge of property compliance requirements, adeptly ensuring that all leasing activities adhere to regulatory standards.
- Analytical skills are critical for assessing market conditions and adapting leasing strategies accordingly.
- Effective communication and negotiation skills are necessary to engage potential tenants and build lasting tenant relationships, enhancing GMG's leasing performance.
Educational Qualifications:
- Bachelor's Degree in Business Administration
- Master's degree in Business Administration
