Job Purpose:
To lead independently the technical review, approval, and management of all infrastructure utility applications across Aldar properties, ensuring each request complies with authority requirements, does not exceed available infrastructure capacity, and supports long-term development strategy.
Roles, Responsibilities, Duties:
Utility Infrastructure Review & Approval
Lead the technical review and approval of all utility demand applications, including Load Demand Notifications (LDN) for electrical, Water Demand Notifications (WDN) for water supply, and Sewerage Network (SWN) submissions for wastewater systems. Ensure all submissions comply with authority standards and available infrastructure capacity
Technical Documentation Assessment
Review and validate all supporting technical documents submitted with utility applications, including Single Line Diagrams (SLD), utility matrix schedules, load calculations, as-built drawings, and utility corridor layouts. Verify accuracy and completeness of technical specifications before approval.
Electrical Infrastructure Evaluation
Assess electrical power requirements and infrastructure capacity, including designated feeding substations, transformer allocations, switchgear capacities, and cable routing requirements. Ensure electrical demand can be supported by existing infrastructure without overload.
Multi-Utility Requirements Review
Evaluate all utility demands across the full spectrum, potable water, sewerage capacity, stormwater discharge, irrigation, telecom, and gas requirements. Confirm each utility system can accommodate the requested demand based on current availability.
Compliance & Validation
Validate all utility demand requests against approved parameters including plot land use, Gross Floor Area (GFA), masterplan approvals, and local authority standards. Ensure applications align with development approvals and regulatory requirements.
Stakeholder Coordination
Coordinate with consultants, contractors, developers, and utility authorities to clarify technical requirements, address submission gaps, and facilitate approvals. Serve as the primary technical liaison between Aldar and external parties on infrastructure matters.
Risk & Conflict Identification
Identify potential utility conflicts (e.g., overlapping cable routes), infrastructure risks (e.g., capacity constraints), and technical constraints that could delay or prevent development approvals. Recommend solutions to resolve conflicts before they impact project timelines.
Infrastructure Records & Planning
Maintain and update utility corridor allocation records, infrastructure capacity databases, and Geographic Information System (GIS) mapping for all properties. Ensure records accurately reflect current infrastructure allocations and support future development planning.
Internal Support & Strategy
Provide technical guidance to internal Aldar teams on infrastructure planning, authority coordination, and development utility strategies. Support strategic planning for future infrastructure requirements and capacity management across the estate.
