Job Purpose:
- The Senior Residential Marketing Manager is a commercially driven marketing specialist responsible for executing Red Sea Global's residential marketing strategy across a portfolio of ultra-luxury developments.
- This role owns the delivery of integrated marketing programmes designed to build brand equity, generate high-quality, prequalified leads, and directly support sales conversion. A key focus is engaging UHNW and HNW audiences through targeted digital campaigns, premium events, PR, and bespoke content.
- Working closely with Sales, Digital, Events and other development Marketing teams - alongside multiple external agencies - this role ensures marketing activities are aligned to commercial objectives and contribute measurably to revenue performance.
- This is a hands-on marketing role combining strategic ownership, collaboration and strong execution across the full funnel.
Key Responsibilities:
Marketing Strategy Execution
- Lead execution of residential marketing strategies aligned to wider commercial and brand objectives.
- Develop asset-level marketing plans, positioning, and audience strategies for particular development.
- Deliver integrated campaigns across digital, web, paid social, content/film, PR, influencer management, print, brochures, and eDMs.
Sales Alignment, Lead Generation & Conversion
- Work in close partnership with the Sales team to ensure marketing delivers qualified, CRM-driven leads that support conversion and revenue growth.
- Own CRM-led lead and offline generation initiatives, ensuring strong data capture, nurturing journeys, and prequalification processes.
- Develop sales enablement materials including brochures, presentations, digital assets, and branded tools.
- Ensure marketing activities directly support pipeline performance and sales outcomes
UHNW Engagement, Events, Influencer Management & PR
- Lead planning and strategy for high-end events, private viewings, roundtables, and experiential activations targeting UHNW/HNW audiences.
- Collaborate closely with the internal Events team to operationalize and deliver residential marketing events.
- Support PR strategy and execution in partnership with Communications team and external agencies to elevate residential developments globally.
Content, Brand & Digital
- Lead asset-specific content strategies that inform, inspire, and create intrigue across channels.
- Work closely with the Digital team on execution of digital strategies, performance marketing, and optimization.
- Drive content development for the Red Sea Residences website and digital platforms, ensuring alignment with brand positioning and conversion goals.
Agency, Budget & Partner Management
- Manage external agencies, including briefing, creative direction, and delivery oversight.
- Oversee jointly branded materials with operator partners, particularly within branded and unbranded residences.
- Manage marketing budgets and procurement, ensuring spend is optimized for ROI and aligned with governance.
Performance & Leadership
- Define KPIs across campaigns, channels, and events with strong commercial accountability.
- Analyze insights, market trends, and campaign performance to inform future activity.
- Present plans, results, and recommendations to senior leadership.
- Support the Marketing Director in shaping the residential marketing program and managing direct reports.
Job Requirements:
Qualifications & Experience:
- Bachelor's degree in Marketing, Communications, Business Administration or related discipline.
- 8+ years experience in senior marketing roles, ideally within luxury real estate, development, asset management, branded residences, or premium consumer brands.
- Strong experience in CRM-led lead generation and sales-driven marketing.
- Demonstrated experience engaging UHNW and HNW audiences.
- PR experience and strong understanding of media landscapes.
- Proven track record delivering integrated B2C campaigns; B2B experience advantageous.
- Highly commercial mindset with strong agency management and leadership skills.
- Previous experience in the GCC region strongly preferred, with good understanding of the regional luxury real estate market.
- Creative, analytical, and results-oriented.
Job Context:
- The role may require national and international travel to assist with events and on-site activities.
