At Genius we are hiring for a Sr Project Manager-Civil, experienced with Villa Projects for a main contracting company:

The Project Manager is responsible for delivering construction projects on time, within budget, and in accordance with the highest quality standards. The role covers the full project lifecyclefrom planning and design through permits, execution, and final handover.
The Project Manager acts as the primary project representative, coordinating with internal departments, consultants, subcontractors, and stakeholders to ensure successful project delivery.
This aligns with standard UAE construction roles where the PM oversees planning, execution, stakeholder coordination, and compliance with quality and safety requirements.
Key Responsibilities
1. Engineering & Technical Management
- Review and analyze IFC drawings, specifications, and Bill of Quantities (BOQ).
- Ensure full understanding and correct implementation of project scope.
- Raise RFIs (Requests for Information) to resolve design or execution ambiguities.
- Identify and report variations impacting scope, cost, or timeline.
- Monitor engineering deliverables and flag delays affecting project progress.
- Track procurement schedules and escalate delays impacting site activities.
2. Site Management & Coordination
- Coordinate with site teams to ensure efficient task execution.
- Ensure all team members clearly understand responsibilities and deliverables.
- Plan and manage manpower allocation effectively.
- Conduct weekly site meetings to review progress and priorities.
- Liaise with head office on progress, risks, and requirements.
- Implement company directives and align execution with organizational goals.
- Ensure:
- Proper construction methodologies
- Quality standards compliance
- Efficient material usage and minimal waste
- Enforce strict HSE (Health, Safety & Environment) standards.
- Monitor productivity and optimize site performance.
3. Subcontractor & Stakeholder Management
- Coordinate with subcontractors and ensure all required NOCs and approvals are obtained.
- Ensure subcontractors adhere strictly to their defined scope.
- Maintain strong communication with:
- Consultants
- Authorities
- Clients
- This reflects industry expectations where PMs manage multiple stakeholders and subcontractors to meet deadlines and contractual obligations.
4. Project Execution
- Review and align execution schedules with actual site progress.
- Identify delays (especially from third parties) and escalate promptly.
- Manage variations, claims, and change orders following formal procedures.
- Typical UAE PM roles also include risk mitigation and schedule control to avoid cost overruns.
5. Reporting & Planning
- Review daily reports from Project Engineers.
- Prepare and submit:
- Two-week lookahead schedules
- Monthly progress reports (achievements, risks, milestones)
- Provide accurate reporting to support decision-making and proactive planning.
