Senior Quantity Surveyor(Civil)

About the Role

HARDCO is a first-class main building contractor based in Sharjah, delivering institutional, cultural, educational, hospitality and luxury residential buildings across the UAE.

We are looking for a Senior Quantity Surveyor (Civil) to join our Contracts & Commercial department. You will work on live projects and support new tenders, covering both Pre-Contract and Post-Contract QS work. Depending on project needs, you will be based at a project site or at Head Office.

Success in this role means accurate take-offs, payment applications and variations submitted on time and fully substantiated, and final accounts closed without disputes.

Responsibilities

Pre-Contract

• Review tender drawings, specifications and BOQs, and flag scope gaps, ambiguities and pricing risks
• Carry out quantity take-offs from architectural and structural drawings using PlanSwift
• Assist the team in BOQ preparation and rate build-ups
• Issue subcontractor and supplier enquiries and prepare technical and commercial comparisons
• Draft tender queries, qualifications and clarifications

Post-Contract

• Participate in the commercial management of assigned projects, in coordination with the Contracts & Commercial team
• Prepare monthly interim payment applications with supporting measurements and records
• Identify, notify, value and negotiate variations in line with FIDIC-based contract requirements
• Evaluate subcontractor payment applications, variations and final accounts
• Support claims and extension of time submissions with robust commercial records
• Guide Junior QS staff and coordinate with site, planning, procurement and cost control teams

AI Proficiency (Essential)

• Practical, hands-on use of AI tools in daily QS work, with the ability to adapt them to improve efficiency, accuracy, analysis and reporting
• Sound judgement in verifying AI outputs and handling project data responsibly

Qualifications

• Recognized Bachelor's degree in Quantity Surveying or Civil Engineering (minimum)
• Minimum 5 years of UAE experience in Civil QS roles with a Main Building Contractor
• A main contracting background is essential. Profiles mainly in MEP, fit-out, interior design or specialist subcontracting will not be considered
• Strong take-off skills from architectural and structural drawings
• Proficiency in PlanSwift and advanced Microsoft Excel
• Sound working knowledge of FIDIC contracts, measurement, payments and the variations process
• Clear written and spoken English

• Arabic language skills
• Valid UAE driving licence
• Immediate or short-notice availability
• Experience on cultural, educational, hospitality, club or renovation projects
• Stable employment history with clear career progression
