Job Description

Responsible for the overall cost management, commercial control, and contract administration of high-value real estate and construction projects including luxury villas, residential towers, and mixed-use developments. The role requires a commercially driven professional with a solid technical foundation and hands-on experience across both pre- and post-contract phases of complex developments in the UAE.

Key Responsibilities:

  • Manage end-to-end cost planning, estimation, and commercial management for multiple ongoing construction and development projects.
  • Prepare budget estimates, BOQs, tender documents, and procurement strategies aligned with design and project objectives.
  • Lead tender evaluations, contract negotiations, and award recommendations in coordination with the procurement and legal teams.
  • Conduct value engineering and cost optimization exercises to ensure commercial efficiency without compromising design or quality.
  • Administer FIDIC and bespoke contracts, ensuring adherence to contractual obligations and company standards.
  • Evaluate and certify contractor progress claims, variations, and change orders, ensuring compliance and accuracy.
  • Support claims management, delay analysis, and final account settlements.
  • Track project cashflows, budgets, and cost forecasts, preparing monthly commercial reports for management.
  • Collaborate with project management, design, and engineering teams to assess commercial and contractual impacts of design changes.
  • Mentor and guide junior QS staff to maintain high professional and documentation standards.

Qualifications & Experience:

  • Bachelor's degree in Quantity Surveying, MRICS, Civil Engineering, or Construction Management.
  • Minimum 1015 years of experience in quantity surveying or commercial management within construction and real estate development, with at least 5 years in the UAE.
  • Proven background in luxury villas, high-rise buildings, and mixed-use developments.
  • Strong understanding of construction methods, project cost structures, procurement, and contract law.
  • Proficiency in FIDIC contracts, cost management software, and MS Office Suite (especially Excel).
  • Excellent skills in negotiation, reporting, and stakeholder communication.
  • Highly organized, detail-oriented, and able to manage multiple projects simultaneously.

Preferred Background:

  • Experience working with leading developers, project management consultancies, or Tier 1 contractors in the UAE.
  • Exposure to projects in Dubai Hills, Palm Jumeirah, Downtown Dubai, or similar premium developments.
  • Professional accreditation such as MRICS or AIQS preferred.
