Job Overview:
The Quantity Surveyor (QS) is responsible for managing all cost and contract aspects of interior fit-out and joinery projects, from initial estimation to final accounts. The role ensures that projects are delivered within budget, while maintaining high quality standards and complying with company policies and UAE regulations.
Responsibilities:
1. Cost Estimation & Budgeting
- Prepare accurate cost estimates during the tendering stage for interior fit-out and joinery projects.
- Analyze drawings, specifications, and project scope to develop detailed BOQs (Bills of Quantities).
- Assist in preparing tender and contract documents, including pricing schedules.
2. Cost Control & Financial Management
- Monitor project costs throughout the project lifecycle to ensure adherence to budgets.
- Identify cost variances, evaluate changes, and recommend corrective actions to project managers.
- Prepare monthly cost and financial reports for management review.
3. Procurement Support
- Coordinate with the procurement team to obtain competitive quotations from suppliers and subcontractors.
- Evaluate vendor proposals and negotiate terms to achieve the best commercial outcomes.
4. Contracts & Documentation
- Administer contracts and subcontracts, ensuring compliance with contractual terms.
- Maintain proper documentation for variations, claims, and payment applications.
- Assist in drafting contractual correspondence to protect company interests.
5. Site Coordination & Progress Monitoring
- Conduct site visits to validate progress claims and ensure accurate cost tracking.
- Liaise with site teams to identify potential risks or deviations affecting cost or schedule.
6. Final Accounts & Reporting
- Prepare and submit final accounts upon project completion.
- Generate detailed cost analyses and close-out reports for management records.
Qualifications & Experience:
- Bachelor's degree in quantity surveying, Civil Engineering, or a related discipline.
- 37 years of experience in a Quantity Surveyor role, preferably within interior fit-out and joinery projects in the UAE or GCC.
- Strong understanding of fit-out materials, specifications, and construction methods.
- Knowledge of FIDIC and other standard contract forms.
- Proficiency in MS Office, AutoCAD, and cost estimation software.
