About The Job

We are seeking an experienced Senior Quantity Surveyor to manage the commercial and contractual aspects of construction projects. The ideal candidate will be responsible for cost planning, budgeting, tendering, contract administration, valuation, cost control, and final accounts, ensuring projects are delivered within the approved budget and contractual requirements.

Key Responsibilities

  • Manage all commercial and quantity surveying activities throughout the project lifecycle.
  • Prepare and review project cost estimates, budgets, and cost plans.
  • Prepare bills of quantities (BOQ), tender documents, and pricing schedules.
  • Review and evaluate contractor and subcontractor quotations.
  • Manage tendering, procurement, and contract award processes.
  • Monitor project costs, variations, claims, and financial commitments.
  • Review and certify interim payment applications and contractor valuations.
  • Assess variations, extension of time claims, and contractual entitlements.
  • Maintain accurate records of project costs and provide regular commercial reports.
  • Monitor actual expenditure against approved budgets and identify cost variances.
  • Negotiate with contractors, subcontractors, consultants, and suppliers.
  • Manage and agree final accounts with contractors and subcontractors.
  • Ensure compliance with contractual terms, company procedures, and relevant construction standards.
  • Identify commercial risks and recommend appropriate cost-control measures.
  • Coordinate with Project Managers, Engineers, Consultants, Procurement, and Finance teams.
  • Provide commercial advice and recommendations to senior management.

Qualifications

  • Minimum 7 to 10 years of experience in the UAE/GCC, working on large-scale building, infrastructure, residential, commercial, hospitality, or mixed-use projects.
  • Bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management, or a related field.
  • Global professional certification (MRICS, AIQS, PAQS, or CIOB) is preferred.
  • Strong knowledge of construction costs, contracts, procurement, and commercial management.
  • Experience with FIDIC and other standard forms of construction contracts.
  • Strong knowledge of variations, claims, valuations, and final accounts.
  • Excellent negotiation, analytical, and problem-solving skills.
  • Proficiency in MS Office and quantity surveying/cost management software.
