Site Facility Manager

Key Responsibilities

• Manage and oversee the day-to-day Facility Management operations at the assigned site.
• Ensure effective delivery of Hard Services and Soft Services in accordance with contractual requirements and agreed SLAs/KPIs.
• Supervise and coordinate MEP, Civil, Housekeeping, Landscape, Pest Control, Waste Management, and other site services.
• Ensure proper implementation of PPM (Planned Preventive Maintenance) and reactive maintenance activities.
• Monitor technicians, supervisors, and service teams to ensure proper manpower deployment and productivity.
• Ensure compliance with agreed SLA, KPI, response time, and service quality requirements.
• Coordinate with the Client/FM representative and maintain effective communication regarding site operations and service performance.
• Review daily work orders, complaints, PPM schedules, inspections, and pending maintenance activities.
• Monitor site manpower attendance, shifts, overtime, and operational requirements.
• Ensure proper management of tools, equipment, vehicles, materials, consumables, and spare parts.
• Coordinate emergency and breakdown response and ensure timely resolution.
• Prepare and review daily, weekly, and monthly operational reports.
• Monitor HSE compliance and ensure safe working practices across the site.
• Follow up on customer/resident complaints and ensure proper closure within the required timeframe.
• Coordinate with subcontractors and suppliers when required.
• Support cost control and ensure efficient utilization of manpower and resources.
• Ensure proper documentation and updating of CAFM/CMMS systems and maintenance records.
• Participate in meetings with the Client and provide operational updates and recommendations.
• Identify operational improvement opportunities and implement corrective actions.

Requirements

• Bachelor's degree in Engineering, Facilities Management, or a related field.
• 8+ years of relevant experience in Facility Management, Maintenance, or Site Operations.
• Proven experience in managing residential compounds, commercial buildings, mixed-use developments, or large FM sites.
• Strong knowledge of MEP systems, Civil works, HVAC, Electrical, Plumbing, and Building Maintenance.
• Good understanding of Hard & Soft FM services.
• Experience in managing multi-disciplinary teams and site manpower.
• Good knowledge of PPM, reactive maintenance, SLA/KPI management, and CAFM/CMMS.
• Strong communication, leadership, and problem-solving skills.
• Good reporting and documentation skills.
• Good command of English and Arabic.
• Proficiency in MS Office.

Preferred Qualifications

• FM-related certifications such as IFMA / IWFM / FMP / CFM are an advantage.
• Previous experience with large residential communities is preferred.
• Experience in managing 24/7 operations is preferred.
