Job Purpose:

The Tenant Relations Specialist is responsible for proactively managing tenant relationships by addressing, assessing, and resolving all tenant-related queries and issues in line with contractual obligations. The role ensures timely collection and accurate reporting of monthly sales performance, while maintaining strong tenant engagement. Additionally, the specialist conducts regular site audits across shopping centres and retail units to evaluate the end-to-end customer journey, identify gaps, and recommend actionable improvements to enhance overall tenant performance and customer experience.

Roles & Responsibilities:

Monitor Tenant Performance

  • Proactively monitor tenant performance on daily bases.
  • Identify areas of concern and proactively meet none performing tenants to discuss reasons of low performance.
  • Provide a comprehensive analysis reports of tenant performance on weekly bases.
  • Propose corrective actions to management in relation none performing tenants supported by evidence and financial analysis.
  • In coordination with different stakeholder (Marketing, Commercialization, Asset management) build and monitor different support packages this include but not limited to Marketing support, in mall advertisements, and external advertisements.

Debt Management process

  • Collaborate with Central team to monitor and review debts.
  • Maintain total debt that equals to 10% of total revenue.
  • Propose adequate solutions to resolve tenant inability to pay outstanding.
  • Ensure all payments are made in accordance with Aldar's policies and procedures.
  • Maintain constant knowledge of tenant payment plans and proactively conduct reviews that ensure tenant payments are received.
  • Meet tenants with debts and agree on a settlement agreement that ensures quick payments within the shortest time span.

Asset and Retail Units Inspections

  • Evaluate the customer journey by Conducting regular daily inspections and audits of the retail assets and retail units.
  • Collect data from the audits, those data can be from physical inspections, customer feedback, social media .. Etc.
  • Prepare a complete list of tasks with rectification recommendations and priorities.
  • Assign the findings to the relative stakeholders, ensuring clear and direct communications at all time.
  • Follow up and monitor status of findings closure with the relevant teams
  • Maintaining full trackers of findings and communications with the different stakeholders.
  • Ability to review and challenges technical discussions.
  • Utilization of technology to improve the audit function and ease communication with customers.

Education:

  • Bachelor's degree in Business administration, Property Management, Accounting, or a related field (preferred).
  • Professional certifications in Property/Community Management (advantageous).

Experience Requirements:

  • Min 4+ years of experience in retail property management in real estate.
  • Proven experience managing retail assets (units/shops/kiosks).
  • Experience handling tenant relations, complaints resolution, and conflict management.
  • Exposure to budget monitoring, invoice management, and vendor coordination.
  • Experience working cross-functionally with Leasing, Marketing, Finance, Legal, and Development teams.

  • Strong communication and interpersonal skills.
  • High customer service orientation with strong stakeholder management capability.
  • Ability to work under pressure and manage challenging situations.
  • Strong problem-solving and conflict resolution skills.
  • Financial acumen (budget tracking, invoice oversight).
  • Vendor and contract management capability.
  • Knowledge of UAE property regulations and compliance requirements (preferred).
  • Proficiency in MS Office and property management systems.
