Job Description
Responsible for the effective delivery, supervision, and coordination of soft and hard FM services, ensuring operational excellence, statutory compliance, safety, service quality, and client/customer satisfaction.
Responsibilities
- Supervise MEP, HVAC, electrical, plumbing, civil, BMS, fire & life-safety and other building systems.
- Monitor preventive and corrective maintenance activities.
- Ensure planned maintenance schedules are completed on time.
- Coordinate with specialist contractors and service providers.
- Review equipment performance, breakdowns, maintenance records and technical reports.
- Ensure statutory inspections, certifications and compliance requirements are maintained.
- Monitor CAFM/work-order systems and ensure timely closure of jobs.
- Manage cleaning, housekeeping, waste management, pest control, landscaping, security and other support services.
- Monitor manpower deployment, attendance, grooming and service standards.
- Conduct regular inspections and ensure agreed SLA/KPI standards are achieved.
- Address complaints and coordinate corrective actions.
- Ensure proper consumable, equipment and material management.
- Lead supervisors, technicians, housekeeping staff and outsourced service teams.
- Prepare duty rosters and manpower plans.
- Conduct toolbox talks, team briefings and performance reviews.
- Ensure compliance with HSE policies, PPE requirements and safe working practices.
- Coordinate emergency response, incident reporting and business-continuity activities.
- Act as a key operational contact for clients/end users.
- Conduct site inspections and service review meetings.
- Monitor contractor performance against SLAs and KPIs.
- Verify service reports, quotations, invoices and work completion documentation.
- Support budgeting, cost control and procurement activities.
Qualifications
- Degree/Diploma in Facilities Management, Mechanical/Electrical Engineering, Building Services or a related discipline.
- 5–8 years of FM experience, preferably in commercial buildings, residential communities, hospitality, retail or large facilities.
- Experience managing both hard and soft FM services.
- Good knowledge of CAFM systems, MS Office, HSE requirements and SLA/KPI management.
