ROLE OVERVIEW
The Senior Estimator / Quantity Surveyor will be responsible for preparing accurate estimates, tender submissions, cost plans, procurement support, and commercial administration for commercial construction projects across Australia. We're looking for a highly experienced professional who can work independently, think commercially, and proactively contribute to the business's success and profitability.
ESTIMATION & TENDERING
● Prepare detailed, accurate, and competitive cost estimates for commercial construction projects, including new builds, refurbishments, fit-outs, and Design & Construct projects.
● Review tender drawings, specifications, engineering documents, and contract documents to identify scope, risks, omissions, discrepancies, and opportunities.
● Carry out quantity take-offs, BOQ preparation, and cost planning at concept, schematic, and detailed design stages.
● Develop value engineering proposals to achieve cost efficiencies while maintaining quality and compliance.
● Prepare and submit tender documents, clarifications, pricing schedules, and commercial submissions in line with company requirements.
SITE & PRE-CONTRACT DUTIES
● Review project requirements and assess technical and commercial feasibility before submission.
● Incorporate Australian Standards and National Construction Code requirements into estimates where applicable.
● Coordinate with consultants, engineers, architects, and internal teams to align scope, drawings, and specifications.
● Liaise with specialist vendors (joinery, marble, lighting, AV, landscaping, etc.) to obtain technical input and quotations.
SUBCONTRACTOR & SUPPLIER MANAGEMENT
● Obtain, analyze, and compare quotations from subcontractors and suppliers to ensure technical and commercial compliance.
● Negotiate pricing, terms, and contract conditions to secure the most competitive and value-driven offers. ● Prepare detailed bid comparison sheets and recommend vendor selections for management approval.
● Build and maintain strong relationships with subcontractors, suppliers, consultants, and clients
POST-CONTRACT SUPPORT
● Finalize project budgets and support procurement with approved vendor and package information.
● Assist with contract administration, variations, remeasurement, valuations, and final account settlements. ● Provide cost advice on changes, risk allowances, contingencies, and commercial implications.
● Support cash flow forecasting, cost reporting, and profitability monitoring.
● Support progressive billing, interim valuations, and final account settlements.
COORDINATION & REPORTING
● Work closely with project managers, commercial managers, and design teams to support project delivery.
● Maintain organized records of tender submissions, quotations, clarifications, communications, and commercial correspondence.
● Provide periodic cost and progress reports to senior management, highlighting risks and opportunities.
QUALITY, SAFETY & COMPLIANCE
● Ensure all estimating and commercial activities comply with company policies, procedures, and relevant regulations.
● Support compliance with authority approvals, contract obligations, and quality management systems.
● Incorporate sustainability and environmental considerations into project costing where applicable.
● Maintain the highest standards of professionalism, integrity, and confidentiality.
BUSINESS UNIT / CORPORATE
● Support the continued development and refinement of commercial and contractual systems and processes.
● Knowledge of Australian construction industry standards will be beneficial
● Ensure that mandated company processes and procedures are followed and complied with, including Global Minimum Requirements.
● Participation in audits - contractual, commercial, procurement, and financial.
● Ensure internal audit findings are implemented and closed out (project) - commercial and financial.
TEAM MEETINGS / COMMUNICATIONS
● Attendance at all Project Team Meetings and providing input on the commercial and contractual issues associated with the Project.
● Liaise with Business Unit / Corporate as and when necessary to ensure transactions are completed on time.
● Record important Commercial and Contractual Meetings as and when necessary.
● Role model for appropriate behaviours to support the commercial ethos of LLB. Provide commercial guidance, advice, and support to the project team. EXPERIENCE
● Minimum 10 years experience as a Senior Quantity Surveyor or Estimator.
● Proven track record in preparing and submitting successful tenders up to AUD 50 million.
● Strong experience in commercial construction, including new builds, refurbishments, fit-outs, and Design & Construct projects.
● Experience working with international contractors, consultants, developers, and government clients.
● Ability to manage multiple tenders simultaneously and meet strict deadlines.
● Degree in quantity surveying, Construction Management, Civil Engineering, or a related discipline.
● A master's degree in a relevant field will be highly regarded.
TECHNICAL KNOWLEDGE
● Quantity take-offs and cost planning.
● Tender preparation and submission.
● Procurement and subcontractor management.
● Commercial risk analysis.
● Value engineering.
● Budget preparation and cost forecasting.
● Contract administration.
● Construction methodologies and project costing.
● Strong knowledge of Australian construction industry standards and NCC.
EDUCATION AND QUALIFICATION
● Bachelor's degree in quantity surveying, Construction Management, Civil Engineering, or a related discipline.
● A master's degree in a relevant field will be highly regarded.
● Professional membership with AIQS, RICS, CIOB, ICE, or equivalent is preferred.
SOFTWARE REQUIREMENT
● Estimate One.
● Cost X.
● Cubit.
● Bluebeam Revu.
● Microsoft Excel (Advanced).
● Microsoft Project.
● Procore, Aconex, Autodesk Build, or similar platforms will be an advantage.
ESSENTIAL SKILLS AND PERSONAL CONTRIBUTIONS
● Fluent in written and spoken English.
● Excellent analytical, numerical, and commercial skills.
● Strong attention to detail with minimal supervision.
● Highly proactive and commercially aware.
● Able to review drawings, specifications, and contract documents independently.
● Capable of measuring and pricing multiple trade packages accurately, including demolition, structural, architectural, civil, mechanical, electrical, hydraulic, fire, façade, roofing, joinery, landscaping, and finishes.
● Able to identify omissions, discrepancies, constructability issues, and commercial risks.
● Confident in negotiating with subcontractors and suppliers to obtain competitive pricing.
● Able to work Australian business hours while based in Dubai.
● Maintain professionalism, integrity, and confidentiality always.
