Job Summary :

The Sr.Projects Manager responsible for leading and overseeing all Project Management activities across Ayedh Dejem Group (ADG), covering Facility Management, Design Management, and Construction Management for Cloud City developments in KSA and UAE. The role ensures that all projects are delivered in compliance with ADG's policies, standards, regulatory requirements, and approved business plans. This leadership position drives successful project delivery on time, within scope, within budget, and to defined quality standards while supporting the Group's strategic and investment objectives.

Key Roles & Responsibilities :

  • Develop and implement ADG's Project Management strategy in collaboration with the Board and senior leadership, translating strategic direction into executable project plans.
  • Establish departmental objectives, KPIs, and performance benchmarks aligned with corporate goals.
  • Monitor project and portfolio performance, implementing initiatives to improve delivery efficiency, reduce risk, and enable informed decision‑making.
  • Ensure at least 90% of projects are delivered on time, within budget, and in accordance with ADG's quality standards.
  • Implement and enforce departmental policies, standards, and procedures to ensure consistent and efficient project delivery.
  • Ensure full compliance with ADG's regulatory, operational, quality, and governance requirements across KSA and UAE projects.
  • Maintain best‑practice project governance frameworks across all project lifecycle stages.
  • Develop and manage the annual departmental budget, ensuring expenditures remain within approved limits.
  • Lead and manage all Project Management activities across ADG, ensuring alignment with approved scope, schedule, budget, and quality criteria.
  • Develop and implement standardized project management frameworks, tools, templates, and reporting systems to enhance portfolio performance.
  • Oversee the full project portfolio to maximize ROI and ensure alignment with organizational priorities.
  • Prioritize projects based on strategic value, risk profile, and resource availability.
  • Manage and supervise third‑party consultants, contractors, and service providers, ensuring adherence to ADG standards and contractual obligations.
  • Track, analyze, and report project progress against KPIs and planned deliverables.
  • Lead enterprise‑level risk management activities, implementing mitigation and corrective action plans.
  • Investigate project delays or escalations and recommend recovery strategies to ensure timely completion.
  • Oversee all design management activities, including tender documentation, design development, drawings, specifications, and project manuals.
  • Ensure final architectural, structural, MEP, electrical, safety, and security designs fully comply with ADG standards and regulatory requirements.
  • Oversee procurement strategies, contract negotiations, and vendor management activities.
  • Ensure effective contract administration, including change management, claims, and variations in line with FIDIC principles.
  • Maintain strong relationships with internal and external stakeholders, consultants, government authorities, and partners.
  • Ensure transparent, accurate, and timely communication regarding project status, risks, and decisions.
  • Identify departmental manpower requirements and ensure recruitment of a highly competent, professional, and knowledgeable team.
  • Build, mentor, and lead a high‑performing Project Management team.
  • Conduct annual performance appraisals and provide recommendations for salary adjustments, promotions, and career development.
  • Identify training and development needs and ensure effective implementation of development initiatives.
  • Implement and maintain standardized project management methodologies (e.g. PMI, PRINCE2, Agile where applicable).
  • Drive continuous improvement initiatives to enhance project delivery efficiency and reduce project cycle time.
  • Recommend and implement process enhancements, digital tools, and best practices to improve operational performance.
  • Prepare and present regular project and portfolio reports against corporate KPIs and approved milestones.
  • Monitor and report budget variance, resource utilization, risk status, and overall project performance metrics.

Qualifications & Skills :

  • Minimum 10 years experience in real estate development and project management, preferably within large‑scale or mixed‑use developments.
  • Bachelor's degree in Civil Engineering, Architecture, Real Estate, or related field Master's Degree prefer
  • Professional certifications in project management (PMP, PRINCE2, etc.) are advantageous.
  • Strong knowledge of pre‑ and post‑contract management and FIDIC regulations.
  • Proven leadership experience managing complex, multi‑stakeholder projects in KSA and/or UAE.

Language Skills :

Proficiency in English and Arabic language mandatory (written/spoken).
