SVP Assets Management

Description

P&L Ownership:

* Full profit and loss accountability for assigned retail assets, ensuring financial targets (revenue, NOI, asset value growth) are achieved.

Strategy Execution:

* Oversee the implementation of retail management strategies-covering rent pricing, tenant mix, leasing, and operational optimization-for owned and third-party assets.

Financial Analysis & Investment Decisions:

* Conduct deep-dive financial analysis (IRR, ROI, ROE) to:

* Evaluate underperforming assets

* Support acquisition or disposal decisions

* Build business cases for asset transformations or upgrades

Pipeline Development:

* Manage delivery of new developments and redevelopment of existing assets, ensuring timely, on-budget completion aligned with the business plan.

Market Insight & Growth:

* Analyze retail and real estate trends to:

* Identify emerging investment opportunities

* Shape proactive growth strategies

* Advise on acquisitions, transformations, and disposals

Performance Tracking:

Collaborate with Property Management and Leasing to:

* Monitor KPIs (occupancy, NOI, customer satisfaction, asset value)

* Recommend mitigation actions for under-performance

* Contribute to company-wide retail strategy

Cross-functional Collaboration:

Interface with Development, Investment, Leasing, and Operations teams to:

* Shape and execute asset-level and portfolio-wide strategies

* Ensure asset delivery aligns with broader commercial objectives

Requirements:

* 12+ years in retail real estate asset management

* 4+ years in a managerial role

* Proven experience managing portfolios with revenue AED 1Bn

* GCC market knowledge and hands-on exposure to retail operations (malls, community retail)

* Strong financial and commercial acumen (P&L, IRR/ROI modeling)

* Strategic thinker with operational awareness

* Excellent stakeholder and tenant relationship management

* Skilled in conflict resolution, negotiation, and cross-functional leadership

* Well-connected with key Middle East retail players
