Carry out preventive and corrective maintenance of electrical systems including LV distribution networks, MDBs, SMDBs, DBs, MCCs, control panels, and power circuits.
Inspect, maintain, and repair lighting systems, emergency lighting systems, power outlets, isolators, switches, and associated electrical accessories.
Perform routine inspections of electrical installations and identify potential defects or safety hazards.
Conduct periodic testing of electrical equipment and systems in accordance with maintenance schedules.
Troubleshooting & Repairs
Diagnose and rectify electrical faults affecting power distribution, lighting, control systems, and electrical equipment.
Replace defective circuit breakers, contactors, relays, timers, switches, sockets, cables, and control components.
Attend emergency breakdowns and restore electrical services within contractual response times.
Assist in fault-finding using electrical testing instruments such as multimeters, clamp meters, insulation testers, and phase sequence meters.
Building Services Support
Maintain electrical systems associated with HVAC equipment, pumps, motors, water heaters, elevators interfaces, and other MEP assets.
Support operation and maintenance of generators, ATS panels, UPS systems, capacitor banks, and earthing systems.
Assist with testing and maintenance of emergency power systems and backup equipment.
Coordinate with specialized contractors for major repairs and system upgrades.
Installation & Minor Works
Carry out electrical installation works including cable pulling, termination, conduit installation, trunking, containment systems, and equipment connections.
Install and replace lighting fixtures, emergency lights, switches, sockets, isolators, and electrical accessories.
Assist in electrical modification and refurbishment projects as directed.
Safety & Compliance
Follow electrical safety procedures, lockout/tagout (LOTO) requirements, permit-to-work systems, and company HSE policies.
Ensure compliance with local regulations, electrical standards, and client requirements.
Use appropriate PPE and maintain safe working practices at all times.
Report unsafe conditions, incidents, and near misses promptly.
Documentation & Reporting
Complete maintenance checklists, inspection reports, and work order documentation.
Record equipment readings, testing results, and maintenance activities accurately.
Report spare parts requirements, material consumption, and equipment defects to supervisors.
Assist in maintaining asset registers and maintenance history records.
Qualifications
ITI, Diploma, or Technical Certificate in Electrical Engineering or equivalent.
Relevant trade certification for electrical maintenance work.
Experience
3–5 years of experience in electrical maintenance within Facilities Management, building maintenance, commercial buildings, hospitals, malls, hotels, government facilities, or industrial environments.
Experience with LV electrical systems and building services maintenance.
Skills & Competencies
Strong knowledge of electrical distribution systems and building electrical services.
Ability to read electrical schematics, single-line diagrams, and technical drawings.
Proficient in using electrical testing and troubleshooting instruments.
Knowledge of electrical safety standards and maintenance best practices.
Good communication, reporting, and teamwork skills.
Ability to work independently and respond effectively to emergency breakdown situations.
Preferred Experience
Experience in FM contracts for high-rise buildings, government facilities, healthcare facilities, airports, data centers, or commercial complexes.
Familiarity with Building Management Systems (BMS), generators, UPS systems, and emergency power installations.
Knowledge of energy-saving initiatives and electrical system optimization.
