Role Purpose
The Asset Manager Hospitality is responsible for maximizing the financial performance, long-term value, and strategic positioning of assigned hotel assets. Acting as the key link between ownership, operators, and third-party stakeholders, the role ensures that each asset meets its investment objectives, brand standards, and market potential while maintaining operational excellence and capital discipline.
Key Responsibilities
1. Financial & Commercial Performance
- Oversee hotel financial performance including Revenue, GOP, EBITDA, NOI, and cash flow
- Review and challenge annual budgets, forecasts, and long-range business plans
- Analyze P&L statements, balance sheets, and cash flow reports
- Identify opportunities to optimize revenue streams, cost efficiencies, and margins
- Monitor management fees, incentive fees, and owner returns
2. Owner & Operator Relations
- Act as the primary owner's representative with hotel operators and management companies
- Ensure compliance with Hotel Management Agreements (HMA), Franchise Agreements, and SLAs
- Lead monthly/quarterly performance reviews with operators
- Challenge operational strategies to ensure alignment with ownership goals
- Coordinate approvals related to CAPEX, staffing levels, and major initiatives
3. Asset Strategy & Value Creation
- Define and execute asset strategies to enhance long-term value
- Lead repositioning, rebranding, or soft-renovation initiatives when required
- Assess market trends, competitive set performance, and brand positioning
- Evaluate opportunities for F&B optimization, ancillary revenue, and mixed-use synergies
- Support acquisition, divestment, or refinancing initiatives as required
4. Capital Expenditure (CAPEX) & Projects
- Review, approve, and monitor CAPEX budgets and ROI
- Prioritize projects based on guest impact, revenue uplift, compliance, and asset protection
- Track execution timelines, costs, and post-implementation performance
- Coordinate with engineering, design, and project management teams
5. Risk Management & Compliance
- Ensure compliance with brand standards, legal requirements, and regulatory frameworks
- Monitor insurance, health & safety, and operational risks
- Support audits, valuations, and lender requirements
- Proactively identify risks impacting asset value and propose mitigation strategies
6. Reporting & Stakeholder Communication
- Prepare clear, data-driven reports for owners, investors, and senior leadership
- Present asset performance, key risks, and strategic recommendations
- Translate complex operational data into commercial insights
- Support board presentations and investment committee materials

Qualifications & Experience
- Bachelor's degree in Finance, Hospitality Management, Real Estate, or Business
- 510+ years experience in hospitality asset management, hotel finance, or ownership roles
- Strong understanding of hotel operations, revenue management, and financial modeling
- Experience managing branded hotels, lifestyle assets, or mixed-use developments preferred
- Exposure to Middle East hospitality markets is an advantage
