What We Look For
1. End-to-End Transaction Execution
- Collaborate with the Director of Capital Markets on investment transactions across all commercial sectors within the UAE including offices, industrial and logistics, data centres and hospitality assets.
- Lead the material preparation, pricing, financial modeling, valuation, and due diligence processes for large-scale real estate acquisitions and disposals.
- Ensure all investment cases are rigorously analyzed and presented professionally to stakeholders.
2. Strategic Capital Raising
- Assist in structuring and sourcing equity for major projects, Joint Ventures, Fund set ups etc.
- Maintain active relationships with local family offices, Sovereign Wealth Funds (SWFs) and global institutional investors to facilitate capital raising efforts.
3. Market Intelligence & Pitching
- Develop sophisticated investment memoranda and high-impact pitch decks.
- Synthesize complex market data, local regulatory shifts, and yield forecasts to advise clients on highest and best use strategies.
4. Investor Client Management
- Serve as a primary point of contact for local, regional, and global investors, developers, and government authorities.
- Help these stakeholders navigate the complexities of Dubai's freehold/leasehold regulations and market pricing nuances.
5. Portfolio Optimization / Occupier Analysis
- Monitor ongoing market trends and help advise client on asset/ portfolio selection and performance
- Analyse occupiers in key commercial sectors to identify Sale and Leaseback opportunities.
- Identify opportunistic exit timings or restructuring needs for both international and domestic capital groups.
6. International Capital Collaboration
- Work closely with Cushman and Wakefield Core's global colleagues on outbound capital transactions involving teams across the UK, EMEA, U.S., and Asia Pacific.
Qualifications
- Bachelor's degree in Finance, Real Estate, Business Administration, or a related field; Master's degree preferred
- 3-5 years of experience in real estate investment, capital markets, or related transaction roles
- Strong analytical skills with proficiency in financial modeling and valuation techniques
- Excellent communication and presentation skills, with the ability to convey complex information clearly.
- Proven ability to manage relationships with clients and stakeholders effectively.
- Ability to work under pressure and meet tight deadlines.
- Ability to manage transactions both buy-side and sell-side cradle-to-grave from early stage contracting to completion and delivery of the acquisition and/or sale
- Knowledge of the UAE real estate market and regulatory environment is a plus
