Job Description

The BIM Manager will lead the strategic oversight and implementation of Building Information Modelling (BIM) across Omniyat's entire project portfolio. Operating from the client (Appointing Party) perspective, this role is responsible for establishing and enforcing BIM standards, ensuring compliance with the Exchange Information Requirements (EIR), managing the Common Data Environment (CDE), and driving digital transformation initiatives that enhance project delivery, asset management, and operational efficiency.

Key Responsibilities

Strategic BIM Leadership

  • Maintain Omniyat's BIM Strategy, Standards, and Exchange Information Requirements (EIR) aligned with BS EN ISO 19650 and related frameworks.
  • Define Project Information Requirements (PIR), Asset Information Requirements (AIR), and Organisational Information Requirements (OIR) to support design, construction, and operations.
  • Establish and continuously improve BIM governance policies, procedures, and best practices across the organisation.
  • Lead digital transformation initiatives leveraging BIM, digital twins, and emerging technologies to enhance project and asset lifecycle management.

Project Oversight & Compliance

  • Oversee BIM implementation across all active projects, ensuring Lead Appointed Parties and Appointed Parties comply with the EIR and approved BIM Execution Plans (BEP).
  • Review and approve pre-appointment and post-appointment BEPs submitted by Lead Appointed Parties.
  • Validate Master Information Delivery Plans (MIDP) and monitor progress against agreed milestones and data drops.
  • Conduct regular BIM audits and compliance reviews across project teams; identify gaps and drive corrective actions.
  • Evaluate and assess the BIM capability and competency of consultants and contractors during procurement and throughout project delivery.

Common Data Environment (CDE) Management

  • Manage and administer Omniyat's CDE platform, including user access, workflows, permissions, and project configurations.
  • Ensure all project information exchanges occur exclusively through the CDE with correct metadata, naming conventions, suitability statuses, and revisioning.
  • Monitor CDE usage, transmittal workflows, and information container statuses across all projects.
  • Liaise with the CDE vendor for platform support, upgrades, and customisation requirements.

Coordination & Stakeholder Management

  • Serve as the primary point of contact for all BIM-related matters between Omniyat and external project teams (consultants, contractors, operators).
  • Chair or attend BIM coordination meetings, design reviews, and stage gate reviews across projects.
  • Collaborate with internal stakeholders including Development, Design Management, Project Management, Cost Management, and Asset/Facilities Management teams.
  • Coordinate with regulatory authorities on digital submission requirements where applicable.

Technology & Innovation

  • Evaluate, recommend, and implement BIM-related technologies and tools aligned with Omniyat's preferred technology stack.
  • Stay current with industry trends, emerging technologies (AI, machine learning, IoT integration), and best practices in digital construction and asset management.
  • Develop and maintain shared resources including templates, libraries, standards documents, and training materials.
  • Lead proof-of-concept initiatives and pilot projects for new digital technologies.

Team Development & Training

  • Build and develop the internal BIM capability within Omniyat, including hiring and mentoring team members as the function grows.
  • Provide training and guidance to internal project teams on BIM processes, CDE usage, and information management.
  • Develop competency frameworks and assessment criteria for evaluating BIM capabilities of project teams and supply chain.

Qualifications & Experience

  • Bachelor's degree in Architecture, Engineering, Construction Management, or related discipline.
  • Minimum 9 years of experience in the AEC industry, with at least 4 years in a senior BIM management role.
  • Demonstrated experience implementing BS EN ISO 19650 information management framework.
  • Proven track record of leading BIM implementation on large-scale, complex projects (preferably mixed-use, high-rise, or luxury developments).
  • Experience working on the client/owner side or in a client-facing advisory capacity.
  • Strong knowledge of CDE platforms (e.g., Autodesk Construction Cloud, Aconex, ProjectWise, Trimble Connect).
  • Expertise in BIM authoring tools (Revit, Navisworks, AutoCAD, Civil 3D) and interoperability formats (IFC, COBie).
  • Experience in the GCC region, with understanding of local regulatory and industry context.
