Connexa Recruitment are working in partnership with an award-winning International Architectural Design practice who are looking for an Site-Based BIM (Building Information Modeling) Manager on large prestigious hospitality, commercial and mixed-use projects on site outside the greater Riyadh, KSA.
Position Summary:
The Site-Based BIM Manager plays a critical role in overseeing the implementation and coordination of BIM processes and digital construction methodologies directly on the construction site. Acting as a liaison between the design office and the construction team, this role ensures the effective use of BIM tools, manages model integrity, and supports design coordination, clash detection, and digital workflows throughout the lifecycle of the building project.
Key Responsibilities:
- BIM Implementation & Management:
- Lead and manage the site-based BIM execution in accordance with the project's BIM Execution Plan (BEP).
- Coordinate with design and construction teams to ensure timely updates and integration of models.
- Ensure compliance with company BIM standards and client-specific requirements.
- Model Coordination & Clash Detection:
- Run regular clash detection sessions using tools such as Navisworks, Solibri, or similar.
- Work closely with multidisciplinary teams (architects, engineers, contractors) to resolve design clashes and improve constructability.
- Maintain federated models and coordinate file exchanges between consultants and contractors.
- Construction Support:
- Support site teams with accurate, model-derived construction information, including 4D (time) and 5D (cost) simulations.
- Provide digital construction insights and support logistics planning through BIM visualization.
- Data Management:
- Ensure accurate model information is available to stakeholders on-site, including asset data for handover and FM integration.
- Maintain data integrity and perform regular audits of model information.
- Training & Collaboration:
- Provide BIM training and support to site-based personnel as needed.
- Facilitate collaboration between office-based design teams and site teams using CDE platforms (e.g., Autodesk Construction Cloud, BIM 360, Aconex).
- Reporting & Documentation:
- Prepare regular BIM progress reports, clash detection summaries, and model status updates.
- Document BIM processes and workflows specific to site conditions and changes.
Required Qualifications & Skills:
- Bachelor's degree in Architecture, Engineering.
- Minimum 5+ years of experience in BIM coordination/management, including at least 2 years in a site-based role.
- Proficiency in Autodesk Revit, Navisworks Manage, AutoCAD, and CDE platforms.
- Familiarity with IFC standards, ISO 19650, and other BIM protocols.
- Strong understanding of construction processes and project delivery methods.
- Excellent communication, leadership, and problem-solving skills.
- Ability to work effectively in a fast-paced, collaborative construction environment.
Preferred:
- Certification in BIM (e.g., Autodesk Certified Professional, RICS BIM Certification, or equivalent).
- Experience in 4D/5D BIM and integration with project scheduling and cost estimation tools.
- Knowledge of sustainability workflows and integration of BIM for LEED/BREEAM documentation.
Working Conditions:
- 6 Day Working Week on site.
- Based on active construction site, with frequent coordination with both design and construction teams.
- May require occasional travel to design offices or client meetings.
