About the Role
To support the Financial Director and senior management with accurate, timely, and development-focused business reporting, financial analysis, and performance tracking across real estate projects, enabling data-driven decisions on budgeting, cash flow, sales performance, and project profitability.
Responsibilities
- Build and maintain robust financial models for development projects, acquisitions, leasing strategies, and disposals.
- Develop dynamic models that incorporate construction timelines, financing structures, and exit strategies.
- Lead the annual budget and quarterly forecast cycles for all real estate assets and development projects.
- Review and validate budget assumptions, CAPEX plans, operating expenses, and revenue projections.
- Track variances vs. budget/forecast and provide actionable insights and recommendations.
- Ensure alignment between project budgets, financing structures, and long-term financial strategy.
- Prepare monthly, quarterly, and annual management reports, including Income Statement, Balance Sheet, and Cash Flow.
- Conduct ROI, IRR, NPV, break-even, and scenario analysis for existing projects and new investments.
- Evaluate project performance, profitability drivers, and financial risks.
- Perform sensitivity analysis around pricing, costs, market conditions, and financing terms.
- Provide insights to support strategic planning and investment decisions.
- Monitor actual project costs versus approved budgets and highlight deviation.
- Work closely with development, operations, sales & leasing, and finance teams to gather data and validate assumptions.
- Present financial insights in a compelling and structured manner to senior management and executive committees.
- Prepare monthly and board presentations.
Qualifications
- Bachelor's degree in Finance, Business, Economics, or related field.
- CFA is a plus.
- 24 years of experience in Real Estate, Construction, or Property Development is strongly preferred.
Required Skills
- Advanced Excel skills (must).
- Experience with Power BI or similar visualization tools (preferred).
- Familiarity with ERP and CRM systems used in real estate.
- Familiarity with agentic AI tool preferred.
