Commercial Manager

Rowaby is seeking a Commercial Manager with deep contract expertise to lead the commercial function across its development portfolio. This role is central to ensuring the commercial integrity, legal soundness, and financial efficiency of our projects. You will be responsible for overseeing contract strategy, procurement, and cost managementworking closely with internal teams and external stakeholders to ensure every deal is structured, negotiated, and executed to the highest standard.

• Lead all contract-related activities across the project lifecyclefrom pre-contract strategy to final account closeout.
• Develop and implement commercial strategies aligned with project objectives and legal frameworks.
• Draft, review, and negotiate consultancy and construction contracts, ensuring risk is appropriately allocated and mitigated.
• Oversee procurement and tendering processes, including commercial evaluations and contract award recommendations.
• Manage claims, variations, and disputes in collaboration with legal and technical teams.
• Ensure full compliance with local laws, regulations, and company policies.
• Collaborate with project teams to align commercial actions with cost plans and delivery schedules.
• Prepare detailed commercial reports, forecasts, and executive briefings.
• Support and mentor junior commercial staff

• 15+ years of experience in commercial management, with a strong focus on contract administration and negotiation.
• Minimum 5 years in a senior commercial or contract-focused role within real estate or large-scale construction projects.
• Bachelor's degree in Quantity Surveying, Law, Civil Engineering, or a related field.
• Master's degree or professional qualification (e.g., MRICS, RICS, CIArb) preferred.
• Proven expertise in contract drafting, negotiation, dispute resolution, and claims management.
• Excellent knowledge of FIDIC and other standard contract forms.
• Strong understanding of procurement strategies, cost control, and risk management.
• Proficiency in Excel, MS Project, and contract management systems.
• Fluent in English; Arabic is an advantage.
