Compound Manager – Residential Community | Riyadh

About the Project

We are preparing to launch a large-scale, newly developed residential compound in Riyadh, comprising over 900 residential units and a diverse range of lifestyle amenities. The community will feature multiple recreational areas, including four swimming pools, designed to deliver a high-quality living experience.

The Role

The Compound Manager will hold full accountability for the end-to-end operations of the community, encompassing both operational management and facilities management functions.

This role includes full oversight of all Hard and Soft Facilities Management services, including outsourced service providers, as well as the broader operational scope across the compound, including:

• Maintenance
• Housekeeping
• Landscaping
• Pest Control
• Security
• Resident Services
• Community Engagement

The position requires a hands-on leader with a strong on-ground presence, ensuring operational excellence, service quality, and an outstanding resident experience.

Key Responsibilities

• Lead and manage all day-to-day compound operations
• Oversee performance and delivery of all FM services (Hard & Soft)
• Manage and monitor outsourced contractors and service providers
• Ensure compliance with health, safety, and operational standards
• Drive service excellence and continuous improvement initiatives
• Foster a strong, community-focused environment for residents
• Engage with internal stakeholders and corporate clients

Candidate Profile

We are seeking a highly experienced professional who combines strong facilities management expertise with a hospitality-driven mindset.

Requirements:

• Proven experience managing large-scale residential compounds or similar environments
• Alternatively, experience in 5-star hotels as Director of Rooms (minimum 500 rooms)
• Exposure to European operating environments is highly preferred
• Strong experience managing outsourced services and multi-disciplinary teams
• Excellent stakeholder management skills, including corporate clients
• Pre-opening experience is highly desirable (project handover, snagging, defect management)
• High level of cultural awareness and adaptability
