Job Title: Community Manager (as a Profit Centre Head)
Location: Dubai, UAE
Experience Required: Minimum 10 years (UAE/GCC real estate preferred)
Role Overview
The Community Manager will act as the independent business head of a residential/mixed-use development, responsible for managing the community as a self-sustained profit centre. This includes full ownership of financial performance, operations, customer experience, asset value enhancement, and stakeholder management.
Key Responsibilities
1. Profit Centre & Financial Management
- Own and manage the P&L of the community (service charges, leasing revenue, ancillary income, cost control).
- Prepare and execute annual budgets, forecasts, and business plans.
- Optimize revenue streams (retail leasing, amenities, parking, events, advertising, etc.).
- Ensure efficient cost management without compromising service quality.
- Drive EBITDA improvement and asset value appreciation.
2. Community Operations & Facilities Oversight
- Oversee end-to-end operations including FM services, security, housekeeping, landscaping, and utilities.
- Ensure service level agreements (SLAs) are met by all vendors.
- Maintain high standards of health, safety, and regulatory compliance (UAE laws, municipality, civil defense).
- Implement preventive maintenance programs to protect asset value.
3. Customer Experience & Community Engagement
- Act as the face of the developer for residents, owners, and tenants.
- Drive resident satisfaction, retention, and engagement programs.
- Handle escalations and ensure swift resolution of complaints.
- Build a vibrant, well-connected community environment through events and initiatives.
4. Leasing, Retail & Commercial Management
- Manage retail and commercial components within the development.
- Drive occupancy rates and tenant mix optimization.
- Identify and onboard value-accretive tenants and brands.
- Negotiate leasing terms aligned with profitability goals.
5. Stakeholder & Governance Management
- Liaise with owners associations, regulatory authorities, and service providers.
- Ensure compliance with RERA (Dubai), DLD, and community management regulations.
- Coordinate with internal departments: sales, marketing, finance, legal, and development.
6. Team Leadership
- Lead and manage a cross-functional on-ground team (operations, FM, admin, customer service).
- Set KPIs, performance metrics, and accountability structures.
- Develop a high-performance, customer-centric culture.
7. Asset Enhancement & Strategic Initiatives
- Identify opportunities for value creation and cost optimization.
- Implement technology solutions (smart community, digital apps, automation).
- Drive sustainability initiatives (energy efficiency, waste management, ESG goals).

Qualifications & Skills
Education
- Bachelor's degree in Real Estate, Business Administration, Engineering, or related field
- MBA or relevant postgraduate qualification preferred
Experience
- Minimum 10+ years in real estate/community management
- Strong experience in UAE/GCC master communities or large developments
- Proven track record of managing P&L or business unit independently
