Project & Development Services - MENA
JLL Project & Development Services (P&DS) MENA provides consulting, design, management and build services to tenant and owners, leveraging technology and digital solutions to drive outstanding service delivery.
We bring a life-cycle perspective to our clients, from development solutions to our core services in programme, project and cost management and consulting in digital solutions, tenancy management, sustainability, leisure & entertainment, and workplace & design.
Role
The Cost Manager will lead cost management activities for Cairo-based projects, overseeing budget preparation, cost planning, contractor negotiations, and financial reporting throughout all project stages. This role requires a seasoned professional who will manage a team of junior quantity surveyors and graduates while delivering comprehensive pre and post-contract cost management services to clients across the real estate sector.
What this job involves
- Preparing accurate and timely take-offs, cost estimates, and cost plans at various project stages.
- Producing Bills of Quantities and pre-tender cost estimates.
- Reviewing and negotiating prices with contractors and suppliers.
- Preparing contract documents and tender documentation.
- Reviewing monthly payment valuations and processing contractor applications.
- Managing project change control including variations and additional works.
- Pricing and validating post-contract cost estimates and change orders.
- Monitoring project costs against budgets and preparing cost reports.
- Preparing Final Accounts and financial reconciliation.
- Leading and mentoring a team of junior quantity surveyors and graduates.
- Attending site visits and design team meetings as required.
- Representing JLL professionally with clients and project stakeholders.
Desired Skills And Experience
- Bachelor's degree in Quantity Surveying, Construction Management, Civil Engineering, Architecture, or related field.
- Minimum 10 years post-qualification experience in cost management.
- Proven experience in construction, fit-out, and/or renovation projects within the real estate sector.
- Excellent pre and post-contract cost and commercial management skills.
- Strong take-off abilities with emphasis on accuracy and speed.
- Proficiency in AutoCAD and Microsoft Office Suite.
- Experience with cost estimation software (CostX, PlanSwift, Bluebeam, or Candy) advantageous.
- Demonstrated leadership and team management capabilities.
- Strong attention to detail with passion for high standards.
- Excellent written and oral communication skills.
- Strong prioritization and self-management abilities in high-pressure environments.
- Middle East experience preferred but not essential.
