Role Overview:
We are seeking experienced and highly driven Design Managers and Design Directors with a strong background in large-scale residential and mixed-use developments. The role will oversee and manage the design process from post-concept through to IFC (Issued for Construction) stage, ensuring all design deliverables meet quality, timeline, and regulatory requirements.
You will act as a key liaison between consultants, internal departments, and project teams to drive design excellence through every stage of the development lifecycle.
Key Responsibilities:
- Lead and manage design development from post-concept to IFC across multiple projects.
- Coordinate with external consultants, architects, engineers, and internal teams (development, construction, procurement).
- Review and validate design drawings, specifications, and deliverables at each stage (Schematic, DD, IFC).
- Ensure adherence to project timelines, local authority regulations, and design standards.
- Oversee the design change management process, ensuring cost, time, and quality implications are assessed and documented.
- Conduct design audits and peer reviews to ensure alignment with project vision and brand standards.
- Collaborate with development team to align design outcomes with market, sales, and customer expectations.
- Provide strategic input to design briefs, value engineering, and innovation initiatives.
- Review material selection, facade details, and MEP integration to ensure coordination and constructability.
- Attend and lead design coordination meetings and manage the approval process.
Requirements:
- Bachelor's or Master's degree in Architecture, Civil Engineering, or related discipline.
- Minimum 1015 years of experience (Design Manager) or 15+ years (Design Director) in high-end real estate development or consultancy.
- Proven track record managing the post-concept to IFC design process for large-scale residential, hospitality, or mixed-use developments in the UAE or GCC.
- Strong knowledge of UAE building codes, authority regulations (Dubai Municipality, Trakhees, DDA, etc.).
- Excellent understanding of building systems, MEP coordination, and construction processes.
- Strong leadership, project management, and stakeholder coordination skills.
- Proficient in design and project management software (AutoCAD, Revit, Navisworks, MS Project, etc.).
- Excellent communication and presentation skills.
Preferred:
- Experience working with top-tier developers or international design consultancies.
- Experience on projects exceeding AED 500M in value.
- Familiarity with fast-track project delivery and value engineering principles.
